The Carnegie Library of Homestead seeks a Maintenance and Facilities Director to oversee the building and grounds of our community library. Full-time, 40 hours per week. Schedule is typically Monday-Friday 8-5, but flexible - with occasional evening and weekend hours as needed. Job Summary: This position is responsible for all maintenance and general up keep of the building, security, plumbing, electric, etc.. The Director is responsible for all areas of general and preventive maintenance, capable of performing his/her specific duties without constant supervision. Job Responsibilities: • Oversees the utilization and maintenance of CoH’s physical plant and grounds. • Supervises housekeeping personnel (schedules, evaluates, trains, etc.) • Oversees contractors for work that cannot be performed by in house staff. • Ensures work is performed efficiently and with required safety and regulatory standards. • Responds to emergency situations to resolve immediate safety concerns and/or maintaining facilities in operational use, and performs repairs needed to correct problems. • Analyzes maintenance requirements to ensure facilities are safe and suitable for usage. • Maintains a preventative maintenance plan for the building and grounds. • Maintains a variety of information, files and records for reference and audit trail for compliance. • Develops and administers budget. • Recommends policies, procedures and/or actions. Ability to: • Manage multiple short- and long-term projects • Troubleshoot and safely maintain and repair building systems such as electrical, plumbing, heating and cooling, communications, fire and security alarms, motors and pumps • Prioritize required work within available time and budget • Must be able to drive a vehicle and have reliable transportation Education and Experience: General contracting and/or facilities maintenance experience preferred, including buildings and building systems, building/safety codes. Possession of Certified Facility Manager (CFM) credentials preferred, but not necessary for right individual. Prior experience as a Facility Manager preferred. Physical Demands and Work Environment: Significant lifting, carrying, pushing and/or pulling; some climbing and balancing; some stooping, kneeling, crouching and/or crawling; significant reaching, handling, fingering and/or feeling, and working at heights or within confined spaces. The job is performed under some temperature extremes, some hazardous conditions (Ie: mechanical, cuts, burns, infectious disease, high decibel noise, etc.), and in varying atmospheric conditions. Valid driver’s license and reliable transportation required. COVID-19 vaccination is recommended for employment. Employee is subject to a criminal background and youth clearance check.
