Hello, This is a firm fixed labor price of $13,000 for doing several things in my backyard. 1.) In ground spa connected to the pool and installing the pool equipment 2.) Replacing the brick pavers in the backyard with ivory travertine pavers in a french pattern design 3.) Building a strong cinderblock retaining wall 4.) Installing electrical for lights, outlets and to connect to a boatlift 5.) planting fruit trees and bushes around the perimeter of the backyard with the correct lighing and irrigation system Read the terms of the contract below to see if you are interested AND qualified. You will need to make sure you can meet these standards and requirements if you are to be chosen for the project. 1.) I will need to see photos of your work related to the work and atleast 2 references minimum 2.) Agree to the terms and payments of the project the budget is fixed and it is not negotiable, 3.) If interested explain why you are qualified I have had some recently poor experiences trusting contractors recently who have tried to take advantage of me so I need to see somebody who is trustworthy, works hard, is experienced and is honest. Backyard Remodel Project Contract Terms Firm Fixed Price Agreement: Amount total spent between labor and material not to exceed $50,750 Any amount needed more than that will be spent by the contracted party and not the responsibility of the homeowner. *All material listed in the “Project Material” sheet will be purchased by Benjamin Brown* Project Term Length: 21 days was the agreed upon time from beginning to end of project to be completed *Project begins from the first day of demolition and ends once the job site has been fully cleaned and furniture has been put back in place after all remodeling has been completed and equipment has been confirmed to be working properly* *If project is completed on time within 21 days then a $500 bonus will be added* Terms of Payment Check 1 = 10% = $1300 Will be given after the first day that work is performed onsite Check 2 = 20% = $2600 Will be given once the demolition removal of debris and retaining wall has been built including laying the electrical for the patio and the boatlift and irrigation system in the flower bed Check 3 = 10% = $1300 Will be given once the jacuzzi is being constructed and framed, the patio has been pitched and leveled with sand and crushed stone Check 4 = 30% = $3900 Will be given once the patio tiling has been completed, construction of inground spa completed and installing the wire railing fence Check 5 = 10% = $1300 once all plants, soil and rock bed have been planted and irrigation and lighting system are working properly Check 6 = 10%= $1300 Will be given once the pool has been resurfaced and sealed with diamond brite, pool refilled and all pool equipment installed and fully functioning Check 7 = 10% = $1300 Will be given once project site has been fully reviewed that everything is working as it should properly… that includes making sure all automation systems are working, the design was built how agreed upon, the project site is fully cleaned and debris removed from premises and furniture is put back in place Order of Operations for the Project: 1) *Both parties agree to the terms in this proposal including overall price for material and labor as well as each of us understanding what the final design should be and how the payments will be made for work completed* 2) Final purchase of all needed material for project by Benjamin Brown 3) Demolition and removal of concrete, brick and composite from patio and discarding of the material off the premises a. Cut an extra 6 inches of concrete wide down the entire strip on the side of the house where the garbage cans are kept 4) Dig trench around the 24 inch easement perimeter and remove 18 inches deep of earth on the sides of the backyard to later be filled with high grade topsoil/ fertilizer mix for fruit trees being planted in the backyard 5) Lay dedicated line for Boatlift and electrical for dock and flower bed around perimeter of the backyard for power outlets as well as installing “smart plant lights” 6) Lay sprinkler line around perimeter of backyard and install sprinkler automation system 7) Build Cinderblock retaining wall to specs a. Create border around coconut trees and leave flower bed 27 inches wide and 2 feet deep on the seawall to be backfilled with soil for planting fruit trees 8) Frame area to build the inground spa 9) Level land and have pitched with sand and crushed stone in preparation for laying down the travertine pavers 10) Drain Pool 11) Build 8 by 7 foot Inground spa to specifications with 7 jets 12) Lay down French pattern ivory travertine in the entire backyard 13) Build wire railing fence to specifications with gate to the dock 14) Lay down soil, electrical, irrigation, 20 fruit tree plants, lights and river rocks on top in the soil bed 15) Clean site area and remove all debris 16) Diamond brite and refinish the pool and spa 17) Finish building the pool and install the spa equipment and test 18) Clean site area and test all equipment is working 19) Job Complete final payment completed after review Estimated Job Material Cost Total: $37,750 Estimated Labor Cost: $13,000 Total Project Budget: $50,750 By signing below both parties agree to the terms of the contract including payment terms, the scope of work to be completed to specifications, the procurement of materials as well as the timeline work is expected to be completed.
