Project Manager Responsibilities and Expectations We are a full service design and build firm specializing in high-end custom new homes and extensive renovations. In an effort to maintain our standards of excellence and deliver the best client experience and product to our customers, we are seeking top performing project superintendents to join our team. As a member of the construction team, your top commitments are to the client; ensuring the project delivery meets or exceeds our high quality standards and is produced on-budget and on-time. A superintendent controls the outcome for each project by collaborating with the design team and acting as a liaison between the subcontractors and trades and the design team, build team and client to ensure the work is performed in accordance with the designer and client's vision. Having an In-Depth knowledge of the homebuilding process with an intimate experience in each trade is crucial. Communication is the most valuable skill for this position, conversational Spanish would be a major plus. The Superintendent position is a Mentally demanding job; requiring creative intellect to plan, problem solve unique problems in a cost and time effective manner and maintain company/customer expectations. The Following Checklist is an overview of the task required of a Project Manager. 1. Quality Control a. Ensuring that the product is consistent with the design and Built in-line with the expectations of the company. In congruence or superseding “IRC” code to sustain and perform within warranty expectations. 2. Time management a. Managing timelines to meet and exceed client expectations. 3. Budget Control a. Not only meeting expected Margin control but exceeding Corporate profits by creative/hiring of Sub-Contractors that still subscribes to the qualitative/timeline controls of the company. 4. Material logistics a. Creating Clear and Concise take-offs that are efficient in use to optimize margin and speed efficiency of the trades. looking 3 steps ahead to identify material needs and ensuring timely material delivery to keep trades moving. 5. Work Orders a. Developing and assigning work orders in a timely manner that are Clear and Concise allowing trades to complete their scope by answering all questions before they are asked. 6. Sub-Contractor Performance a. Motivating and elevating subs to help them understand their position in the company while pushing them to exceed their own expectations. 7. Sub-Contractor contracts a. Developing and executing contracts that cover the corporates risk profiles while mitigating the possible financial outlay of the company. 8. Fund release/Completion verifications a. Validating and turning in payment verifications in a timely manner to keep Sub contractor Rapport while mitigating corporate risk ensuring that work is completed to the quality standards that are expected. 9. Jobsite management a. Overseeing the jobsite making sure that: i. Materials are ordered and delivered in an efficient manner ii. Materials are delivered at the best time to allow subs to start/completed their work streams while not being delivered too soon to be at risk of damage by weather, theft or premature maturation. 10. Customer Relations/satisfaction a. Keeping customers happy by keeping performance at a premium all-the-while keeping a customer first focus at hand. b. Consistent communication with homeowner to ensure trust and confidence is maintained throughout the life of the project. 11. Permits a. Ensuring that permits have been successfully issued and paid prior to work being commenced. 12. Inspections a. Keeping inspections on schedule to keep trades constantly engaged on a project. b. Working with inspections department collaboratively to get the desired results. 13. Checklist a. Providing clear expectations to subs so that they may be prepared and willing to correct any deficiencies with ease and expediency. 14. Emergency Check a. Being the customer and trade connection for Emergency contact. This is not a comprehensive list of the responsibilities of the Project Manager but is a good general overview for what is expected.
