YACHT CLUB KNOLLS GENERAL MAINTENANCE WORKER AND LANDSCAPER DUTIES AND RESPONSIBILITIES: JOB DESCRIPTION: You will maintain the project in a high state of appearance, cleanliness and orderliness so that it will be regarded by both tenants and the public as a desirable place to live. Employees are under the direct supervision of the General Manager who will set the priorities for daily and weekly tasks. Individuals should be able to perform all tasks in an efficient, productive, and professional manner with minimal supervision. Employees are generally assigned either maintenance or landscaping tasks based on their abilities, however, the General Manager may allocate maintenance or landscaping duties as necessary to meet the desired goal. OVERALL SURVEILLANCE AND SECURIT Y Report issues regarding questionable people (including solicitors) or suspicious vehicles on the property to the Resident Manager as soon as possible. Report any maintenance or safety issues (such as water leaks, dry rot, cracked sidewalks, pot holes, electrical problems, damaged common elements, etc.) to the Resident Manager. DUTIES AND RESPONSIBILITIES GENERAL MAINTENANCE: Use hand and power tools such as saws and drills. Maintain or repair tools, equipment, or structures, such as buildings, gates, fences, or benches. Provide routine caulking and painting services, including parking lot striping and numbering. Provide basic electrical and carpentry repairs Repair/paint flat surfaces and decks. Fix minor deck leaks as needed. Power wash stairs and sidewalks. Seal coat roads and repair sidewalk cracks. Assess owner’s maintenance requests. Perform pool water testing and treatment. Separate all recyclable items from all trash bin areas. Refill all bait stations LANDSCAPING Operate vehicles and powered equipment, such as mowers, tractors, chain saws, electric clippers, sod cutters, and pruning saws. Mow or edge lawns, using power mowers or edger. Remove debris from walks, driveways, or parking lots. Care for established lawns by mulching, aerating, weeding, grubbing, removing thatch, or trimming or edging around flower beds, walks, or walls. Use sprinklers as needed. Maintain and repair of sprinkler system as needed. Use hand tools, such as shovels, rakes, pruning saws, saws, hedge or brush trimmers, or axes_ Prune or trim trees, shrubs, or hedges. Remove unwanted plants installed by owners without permission. Gather and remove litter. Pick up/return trash dumpsters as required and maintain dumpsters (e.g., repair broken wheels, sanitize, etc.,) and trash enclosures in a presentable condition- Mix and spray or spread fertilizers, herbicides, or insecticides onto grass, shrubs, or trees, using hand or automatic sprayers or spreaders. Provide proper upkeep of sidewalks, driveways, parking lots, planters, or other grounds features. Clean rain gutters and downspouts- Perform minor plumbing repairs that may include digging to expose problem. Repair sewer and water lines Maintain fire line around association property. Clean and unclog swales or other water diversion items. Remove dog droppings and report instances you see of dog walkers not cleaning up to the Resident Manager. Keep the pool area clean and free of debris. CONTACTS Employees may frequently engage with residents, guests or contractors during performance of work and should always be cordial and professional in any interaction. Any problems should not be dealt with by the employee but should be referred to the General Manager. Any questions from individuals regarding the complex such number of units, fees, contracts, maintenance, rentals, owners, etc., should also be referred to the General Manager. PHYSICAL DEMANDS/WORK ENVIRONMENT The physical demands described here are representative of those that must be met to successfully perform-l the essential functions of this job. The employee regularly works in outside weather conditions and may be exposed to cold, wet, hot and/or humid conditions. The employee is regularly required to stand; walk; use hands to finger in order to feel objects, tools, or controls; reach with hands and arms above shoulders; stoop, kneel, crouch, or crawl; regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds; and climb a ladder. OTHER DUTIES The General Manager may assign other duties and responsibilities as necessary. The Board of Directors may add to this description and list of duties as deemed necessary from time-to-time.
