Property Inspection Technician Coordinator needed in North Central San Antonio. Typical schedule is Monday – Friday, from 9:00am – 6:00pm and 4 hours on Saturday. Staring pay is $15.00 - $18.00 DOE. The Property Inspection Technician performs service calls on homes for Property Management Companies. Orders and maintains inventory. Keeps up with company vehicle’s needs. The work will only be for residential rental homes. Primary Duties: Coordinate and dispatch technicians. Technicians will need to show up at the right place, at the right time, prepared with all necessary tools and supplies. Rekey(change hardware) Property to meet Texas Property Code. Install Keyless Deadbolts, and door viewers in Doors When Necessary. Check Smoke Detectors - Replace if Necessary. Check HVAC Air Filter - Replace if Necessary. Check Water Softener Salt Level - Fill if Needed. Perform Move-In Orientation with Incoming New Tenants, and other Inspections as needed. Document Move-In Orientation and Inspections with Photos and Notes. Upload and Publish Inspection Report on Internet.   Check inventory software and maintain inventory levels as needed- order/pick-up inventory for office and vehicles. Maintain all Vehicles- Keep track of oil changed, tires, brakes, inspections, washes etc. Learn the process of the business to be able to answer questions about Texas rental property code, how the company services work and what takes place at each house. Build relationships with vendors to get competitive pricing. Constantly look for better deals on materials. Learn the inspection software and be able to edit and create documents as needed. Make sure techs are completing jobs and keeping up with the schedule. Check in with techs to confirm all jobs are complete. Turn in payroll numbers- submit a job count for all techs each week. Monitor reviews- keep an eye on Google reviews and attempt to maintain 4.6 or higher. Report all accidents/issues to Director of operations. Team Player- help around the office when you have time to either before or after jobs.   Qualifications and Experience: Ability to be On-time, & Professional. Basic knowledge of hand tools, power tools, and key cutting equipment. (preferred) Valid Driver's License & Reliable Transportation. Technology Proficient - Tablets, Smart Phones, Basic Computer Skills. Ability to Pass a Background and Drug Test Screening. Comfortable with using a ladder. Understanding of Inventory management (preferred) Excellent verbal communication- have the ability to give a presentation when needed.   To apply, please email resume. L.K.
