Job Description Summary: Responsible to assist with the operation, troubleshooting, diagnostics, cleaning and repairs on commercial buildings and premises. This position will report to Property Manager. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES • Ability to troubleshoot HVAC systems, etc. • Troubleshooting and repairs of buildings and installed systems to include but not be limited to: plumbing systems, kitchen equipment, roofing systems, flooring systems and grounds equipment. Must be well versed in the safe and proper use of all tools and equipment required to perform these functions. • Replace and repair building finishes such as ceiling tiles, door hardware (locks, hinges, closers), faucets, drains, wallpaper, paint, piping, floors, etc. throughout the property as well as in maintenance shop. • Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance. • Respond immediately to emergency situations and maintenance requests. • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance • Maintain and operate fire and life safety systems. • Ice/snow patrol of high traffic areas which means pointing out areas to vendor while on premises and when not you would be required to salt/shovel sidewalks/high traffic areas. • Comply with all applicable codes, regulations, governmental agencies, and company directives as related to building operations and practice safe work habits • Ability to use technology such as smart phones, emails and internet. • Comply with the company’s uniform dress code while working and maintain a neat and clean appearance while on the property or representing the company off premises. • Performs large variety of small or occasional "handyman" jobs (does not perform at full level of carpentry, soldering, electrical and plumbing crafts). • Observes, initiates, and performs construction and repairs to preserve and avoid in loss of property. Requirements • Technical Proficiency • Initiative • Flexibility in work schedule • Multi-Tasking • Sense of Urgency • High School Diploma or GED Equivalent • HVAC trade school certificate/degree preferred • 7+ years of related work experience in a commercial property setting • Possess and maintain a valid driver’s license and good driving record with periodic checks PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. • Must have ability to stoop, crouch, stand, climb, ability to lift more than 50 pounds of equipment (tools, ladders). • Ability to read and understand information presented orally and in writing May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by or on-call duties This job description is not designed to cover or contain a comprehensive list of activities, duties or responsibilities that are required of the employee.
