Never the same day twice! This position is responsible for day-to-day service calls and apartment make readies, troubleshooting and repairs on residential buildings, including HVAC systems, basic plumbing and electrical, grounds keeping, and maintenance equipment. The ideal candidate will have an excellent ability to communicate and build on existing relationships with contractors and vendors. The candidate will communicate clearly and consistently with the property manager in person, via text and voice and multi-task with urgency and follow through. Opportunity for growth to potentially be considered for the position of Lead Maintenance Technician position when available. Benefits for full-time employees: • Company truck provided while working for after hours calls • Company cell phone provided • Company shirt and jacket provided while employed • Fully paid Health and Life Insurance Premiums for the Employee (Family plan available at offered rates) after ninety days employment • Dental, Vision and FSA Additions available • 401K available • PTO accrual available after six months ESSENTIAL FUNCTIONS AND RESPONSIBILITIES: • Assist in performing and/or scheduling customer service requests and make readies • Assist with troubleshooting and repairs of buildings and installed systems to include: some plumbing systems, switching out kitchen appliances, basic electrical, roofs, drains, grounds keeping, HVAC, etc. • Respond immediately to emergency situations and customer service requests as assigned • Perform detailed grounds keeping • Clearly communicate with Property Manager about issues found during grounds, customer service requests, make readies, and any ongoing projects • Schedule work with contractors and vendors and provide access • Replace and repair building finishes such as ceiling tiles, door hardware, and paint walls, minor drywall repairs, minor plumbing, floors and equipment • Maintain and operate fire and life safety systems such as carbon monoxide detectors and fire extinguisher inspections along with Fire Protection contractor • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc. • Aggressive light checking at all properties • Maintaining company vehicle and all company equipment • Care and proper use of tools and equipment used in facility and ground maintenance • Perform minor carpentry and snow removal when necessary • On Call for all properties every other week on a rotating basis • Comply with and practice safe work habits • Ability to use technology such as; smart phones, computers, web-based applications, programmable thermostats, security systems, etc. • Company work shirts and jackets provided to be worn while working and maintain a neat and clean appearance while on property at times other than working hours EDUCATION: • High School Diploma or GED equivalent • Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, painting, plumbing, carpentry or engine repair EXPERIENCE: • 2+ years of related experience in a residential property settings ELIGIBILITY REQUIREMENTS: • Possess and maintain a valid driver’s license and good driving record • Ability to pass a background and drug test • Basic Phone, Texting and email skills May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments). May need use of personal vehicle during on-call weekends and after hours. WORK ENVIRONMENT: This job has the potential to operate on several properties but is based on one. Potential travel between properties interior and exterior varying weather conditions. PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices. Involves movement between floors, roofs using ladders to facilitate work • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine • Ability to communicate effectively whether it is with the Property Manager, the Corporate office, vendors, or residents • Ability to read and understand information presented orally and in writing • Regularly required to utilize vision abilities, allowing reading of printed material, drawings OTHER DUTIES: This job description is not designed to cover or contain a comprehensive list of activities, duties or responsibilities that are required of the employee.
