Dual Role, Residential Service Coordinator/Handyperson Reliant Realty Services, LLC (“Reliant”) is a real estate property management company specializing in affordable housing properties. Summary: The Residential Service Administrator is responsible for providing dual support to the day-to-day Resident Services and Building Maintenance of Mandarin Trace Apartments. Classification: Non-exempt (eligible for overtime) Essential functions/Responsibilities: duties include but are not limited to the following Administrative Duties: - Assist Property Manager with the completion of annual/interim recertifications - Process applications for occupancy - Collect and scan tenant rent payments - Process invoices for payment - Enter work orders into Yardi - Coordinate resident services as guided by corporate office - Maintain resident and applicant files - General clerical duties including photocopying, maintaining an electronic and hard copy filing system, fax and mailing. - Retrieve documents from the filing system. - Handle requests for resident information and data. - Writing correspondences to tenants, employees, external vendors. - Prepare and modify documents including correspondence, reports, drafts, memos, and emails. - Schedule and coordinate meetings for the manager/supervisor. - Maintain office supply inventories. - Coordinate maintenance of office equipment. Maintenance Duties: - Plumbing - must be able to troubleshoot, identify the source of the issue, and replace faulty water lines, valves, tub shoes, tub drains, diverters, shower heads, shower bodies, toilet flanges, wax rings, and firmly reinstall a toilet with secured bolts, evenly caulking the toilet base. - Electrical - must be able to troubleshoot using tools such as volt meters, identify the source of issues, and replace a damaged outlet, light switch, GFI, and breakers at the main panel. - Carpentry - must be able to change doors; replace door hardware such as privacy locks; replace drywall, tape, plaster, sand, prime, and fully paint entire rooms, and vacant apartments. - Air Handlers - must be able to troubleshoot operation of the unit, and be responsible for the replacement of the filters consistent with the property’s required protocol. - Condensers - must be able to troubleshoot operation of the unit, including an understanding of the operation of the compressor, to ensure proper functioning of the unit at all times. - Water Heaters - must be able to troubleshoot operation of the unit, ensuring its proper function at all times. Requirements: - Minimum 2 years’ experience with a successful track record as maintenance tech/handyperson - High School diploma or GED preferred. - Experienced and knowledgeable in construction and maintenance - Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions - Able to handle a wide variety of repairs (including painting, carpentry, plumbing, electrical, etc.) - Good at troubleshooting and problem solving - Must possess strong customer service skills to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings. - Has a reliable vehicle to travel around to property locations (where applicable) - After Hour Calls - must be available to respond to after hour calls, as scheduled by the Superintendent - including, fully covering for the Superintendent when he is out on PTO. - Owns all tools needed for general handyperson tasks Benefits: - We pay 100% of medical benefits, for employee only. For example, three days completing Maintenance tasks and two days completing Resident Services tasks. Following week, three days Resident Services, two days Maintenance. Based on operational necessity, the rotation will be subject to change. The Residential Service Administrator will cover vacations and sick days as needed.
