Residential Building Handyman / Superintendent

We are looking for a reliable Handyman / Superintendent to undertake upkeep and repair tasks at the interior or exterior of company premises. We’ll rely on you to keep our facilities in excellent condition by resolving various maintenance requests from tenants and staff. Technical knowledge is important parts of a handyman’s arsenal. You must be well-organized with strong general repair skills. A keen eye for detail is valued greatly in this job. Special consideration will be given to candidates with construction experience. Our primary building is located in Kingsbridge, in the Bronx. Other locations in Brooklyn and Manhattan may periodically require assistance as well. Responsibilities Respond to and resolve maintenance and repair requests Maintain apartments in their excellent, newly renovated condition Turnover apartments on vacancy (patch and paint walls, replace broken tiles, test and clean appliances and filters, check switches/outlets/lights, check all sinks, toilets, laundry and steam radiators for leaks, etc. Undertake duties as assigned or emergency tasks (e.g. shoveling snow) Identify and report the need for major repairs Perform routine maintenance and security walks on the grounds Clean facilities by sweeping, dusting, mopping, etc., and assisting the porters with trash when needed Coordinate with vendors (boiler, sprinkler, elevator maintenance contractors and inspectors) Coordinate with government entities (HPD, HCR, NYCHA, etc.) for inspections and general compliance Accurately report work accomplished each day Set achievable goals regularly, and communicate to tenants and staff to manage expectations Skills Proven experience as handyman or superintendent Experience with hardware tools and electrical equipment Basic understanding of electrical, plumbing or HVAC systems Basic math skills Excellent communication ability, including writing (email) communication Well-organized and apt in problem-solving Attention to detail High school diploma or equivalent Candidates should email photos of construction or repair work they've personally completed, if available.
