We are hiring a full-time Maintenance Specialist to join our team. We are looking for a dedicated and motivated individual who is interested in making a direct impact on company standards. The responsibilities of this position include regularly auditing our short term rental properties and cleaners, sourcing vendors, performing some hands-on light maintenance tasks (must be proficient with power drills, hanging shelves / frames, troubleshooting door handles, some patching & painting, etc.), and overseeing all on the ground operations in Charlotte to ensure our properties remain at Rabbu's highest level of excellence. To be successful as the Maintenance Specialist, you should be a motivated, hard-working problem solver who feels comfortable handling the wide variety of operational issues that arise with a diverse residential portfolio. On a given day you may be putting together a recommendation for a property owner proposing to spruce up a living room, meeting an electrician on the other side of town to get a quote for a blown circuit, applying plumbers tape to an under-the-sink drain pipe, spending an hour updating and working with a variety of digital tools and platforms, or running extra blankets to a guest. You will thrive here if you are thorough and detailed in your work, can work independently but also function as part of a small team, and have a passion for delivering top-tier customer service. You’ll have the opportunity to make a significant difference for our property owners, spearheading efforts to make their homes effortless, comfortable, well-maintained, nicely decorated and always perfectly appointed for guest stays. Responsibilities will include: -Performing quarterly property audits in each of our dozens of Charlotte based properties. -Performing both routine and reactive maintenance as issues arise, which may include light ladder work (replacing high bulbs, air vent filters), repairing drywall, affixing towel racks, pictures, etc. to walls, and so on. Must be comfortable and experienced with a wide range of hands-on maintenance tasks (i.e., this role is not just scheduling maintenance vendors, but rather is the first tier of maintenance support) -Quality checking cleaning teams after checkouts to ensure that they are cleaning to Rabbu’s high standards. Must be comfortable facilitating conversations with cleaning leads, providing direct feedback in a constructive, professional, clear manner. -Creating a preferred vendors list and forging relationships with those vendors -Sourcing new cleaners and working with them to ensure that they deliver a high quality cleaning service -Restocking our storage units and regularly distributing items to cleaners as needed -Bringing necessary items to guests should it be requested during work hours and if need be, after hours -Going on site to larger emergencies to pinpoint areas of damage and coordinate vendor schedules to repair damage -Regularly utilizing digital platforms (Trello, Slack, Google tools, etc.), and updating records Working a 5 day work week, Tuesday through Saturday Skills and Expertise: -Minimum of two years' full-time experience in a maintenance, general contracting, or handyman role. We are especially excited to speak with you if you have maintenance background plus any skills and experience from facilities management, property management, estate management, or hospitality operations setting. -Minimum of two years' experience working in a guest-facing, customer service position. -In-depth knowledge of property management/hospitality operations. -Excellent communication, interpersonal, teamwork and customer service skills. -Great strategic planning, organizational, and creative thinking skills. -Tier 1 maintenance / handy skills: proficient with basic tools, power drills, paint repair, etc. Personal qualities of integrity, credibility, and commitment to the mission of Rabbu. -Who We Are- A team consisting of self-made and self-taught entrepreneurs with previous start-up exit experience.
