Job Summary: Responsible for managing a recurring list of maintenance activities as well as responding to work orders from tenants. This is a full time salaried position with benefits, schedule Mon-Fri 8am - 5pm. TMT Development is a commercial real estate developer and property manager (please review our website for more information). This position would be based in Fox Tower, a 27-story Class A tower with ground floor retail and 26 stories of office space. Essential Functions: Common Area Maintenance – inspect and maintain the common areas of the buildings, including but not limited to exterior sidewalks, lobbies, restrooms, and hallways by picking up trash, sweeping, mopping, restocking, polishing and cleaning as necessary, and other related tasks. Improvement Repairs – perform minor repairs to floors, carpets, and surfaces as necessary, including but not limited to drywall patching, painting, carpet thread trimming, and plumbing valve rebuilds and part replacements. Customer Service –provide the best possible customer service experience to the Tenants of the portfolio through rapid and complete responses to their needs within the context of Company policies and individual Leases and as directed by the Property Manager. Marginal Functions: Property Inspections – perform inspections of the property and report back to the Property Manager regarding anything that needs attention, including but not limited to, major repairs, opportunities for improvement, security and safety issues, etc. Supply Management (Janitorial and Plumbing) – perform inventory audits, prepare Purchase Orders, and receive and stock inventory and supplies. Emergency Response – respond to emergencies as necessary, include for fire alarms, sprinkler activations, and Systems failures as directed by Engineering and the Property Manager. Additional Functions: Contractor/Vendor Management – supervise and inspect work performed by contractors and other third party support vendors as directed by the Property Manager Operations Assistance – assist other members of the Operations team as necessary and approved by the Chief Engineer. Qualifications/Skills/Knowledge/Experience: - High school completion or GED required - Backflow Assembly Tester Certification preferred - Fire Extinguisher Testing Certificate of Fitness preferred - Experience with and knowledge of how to operate, maintain, and repair a variety of hand tools required, including but not limited to vacuums, pressure washes, drills, wrenches, various plumbing tools, and other general home improvement tools. - Experience with and knowledge of how to use computers, specifically Windows, Internet Explorer, and Microsoft Office - Ability to perform essential job duties/functions with or without reasonable accommodation and without posing a direct threat to safety or health of employee or others - Possess valid Oregon Driver’s License - Must pass vision and hearing testing - Must pass post-offer, pre-hire physical capacities evaluation Abilities/Traits/Characteristics - Strong written, verbal, and interpersonal communication skills - Demonstrate the ability to listen to others, take direction from supervisors, and make necessary adjustments and adapt to changing environmental, operational issues - Exhibit excellent customer service skills, including conflict mediation - Participate and contribute as a member of a team - Demonstrate professionalism, respect and empathy for supervisors, coworkers, customers, and service providers - Demonstrate self-awareness and recognize how a problem and its solution will affect others or other departments; take informed risks - Demonstrate ability to follow detailed procedures and ensures accuracy in documentation and data - Perform a wide variety of tasks and change focus quickly as demands change - Work to improve the performance of oneself and others by pursuing opportunities for continuous learning and feedback - Challenge conventional practices and pursue ongoing system improvements Physical Demands - Must be able to walk safely on flat or uneven surfaces for distances of one mile or more per shift - Navigate stairs unassisted - Must be able to stoop, bend, duck, crawl, and squat as necessary - Must be able to exert 50 to 100 lbs of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10-20 pounds of force constantly to move objects - Navigate and climb a ladder - Use hands and fingers to correctly handle, control, assemble/disassemble objects, tools, or controls. - Speak clearly so listeners can understand. - Make quick, accurate and precise adjustments to machine controls. - Demonstrate and follow recommended job-related/ industry-specific ergonomic guidelines Nondiscrimination Policy & Disclaimer TMT Development Co., LLC. is an equal opportunity employer committed to strengthening our workplace through diversity.
