POSITION: Maintenance Technician I SCHEDULE: 7:00am – 4:30pm Monday - Friday STATUS: Full-Time, Non-Exempt REPORTS TO: Director of Maintenance Summary: The Maintenance Technician I serves as a professional maintenance team member fulfilling general cleaning and light maintenance for a portfolio of commercial properties in the Vancouver Washington area.. ESSENTIAL JOB DUTIES: • Cleaning of exterior areas including debris from sidewalks, parking lots, landscaping, trash areas, trash receptacles etc. • Understand and troubleshoot facility systems (plumbing, electrical, mechanical, fire protection). • Pressure washing of sidewalks and trash areas. • Work within all defined OSHA safety guidelines. • Train new and existing team members on maintenance tasks and duties. • Inspection, cleaning and basic maintenance on commercial building roofs. • Maintain maintenance equipment in good working order and report damaged equipment to Director of Maintenance. • Light painting and touch ups due to damage or graffiti. • Maintain commercial lighting equipment including bulb replacements, timers and photo cells. • Inclement weather services to maintain safe and clear access to property entrances including shoveling, applying ice melt and sweeping. • Set up and tear down of special events, and community activities. • Ability to communicate with tenants, fellow employees and visitors on a daily basis for routine maintenance concerns and needs. • Routine detailed property inspections and submittal of reports on the overall property condition, safety, and appearance. • Communicate with customers, employees and visitors on a daily basis for routine concerns, safety hazards and general property information and directions. • Maintain detailed and accurate reports on maintenance tasks and schedules. • Maintaining service records on specialty property features and surfaces. • Attend all staff meetings, in-service training, and other events as requested. • Being on call 24/7 for after-hours emergencies. PHYSICAL REQUIREMENTS: • Ability to lift fifty (50) pounds. • Ability to be on feet all day and walking long distances. • Ability to climb ladders up to 25 feet • Ability to work outside for entire shift during all types of weather. • Ability to work with chemicals and cleaning products. • Ability to operate commercial maintenance tools and equipment including but not limited to: garbage pumps, pressure washer, drills, saws, etc. OTHER REQUIREMENTS: • Ability to speak, read and write in English. • Ability to operate company provided smart phone. • Ability to use Microsoft Outlook email. • Valid driver license to operate company provided vehicles. • Adherence to all company safety programs and policies.
