Riverside Properties is seeking an Operations person to become an integral part of our Property Management team! You will work with the COO and Property Manager to coordinate and oversee daily operations, vendor management, and manage small projects. Expectations: - Self-starter able to manage your own schedule and prioritize work. - Utilize a work order system to input, respond to, follow up on, and close out work orders. - Track and forecast ongoing property maintenance needs to ensure timely completion of all tasks. - Provide daily operations oversight for outside teams. - Communicate all property deficiencies and work with team to correct. - Manage and improve operational practices by working closely with vendors to ensure adherence to contract specifications, project deadlines, and making recommendations for efficiencies. - On-call on a scheduled basis. Job Responsibilities: - Interact with Tenants daily - Meet with vendors/contractors - Battery replacements - Filter replacements - Police for trash at all properties on a regular basis. - Emergency response to casualties (flood, fire, building damage, etc.) - General building cleaning as needed - Meter readings - Changing time clocks and programming door access schedules - Key inventory management - Minor electrical and plumbing repairs - Minor painting and patching of interior and/or exterior walls - Minor masonry repairs - Other work as assigned - Perform general maintenance repairs to correct or secure unsafe conditions. Qualifications: - Previous experience in operations, property maintenance, or other related fields - Ability to manage time and schedules. - Strong communication skills and willingness to interact with tenants, vendors, contractors, engineers, etc. - Problem solving and critical thinking skills are a must. - Ability to work with others and develop rapport with tenants and vendors. - Team player.
