JOB TITLE: Maintenance Technician - 937 REPORTS TO: Director of Maintenance/Portfolio Manager JOB SUMMARY: The Maintenance Technician will be responsible for the day to day property specific operations under the Director of Maintenance or guidance from the Portfolio Manager with a full time schedule of Monday through Friday starting at 7:00am to 3:30pm. The position will also require after-hour calls. The ideal candidate for this position is highly motivated person and a self-starter with the ability to work independently and as part of a team. Candidate must have strong problem solving and diagnostic capabilities. Superior customer relation skills are essential. Enthusiastic personality is a bonus. This position is located at 937 Condominiums. • RESPONSIBILITIES: The Maintenance Tech will work closely with the Director of Maintenance to ensure the day-to-day operation of the Association runs smoothly. He/she shall strive to create an exceptional experience for all owners and their guests by consistently providing outstanding service. • The Maintenance Tech should have a superior level of maintenance and environmental stewardship of all common areas at the Association. This includes, but is not limited to, maintenance and proper operation of all Association equipment, care and maintenance of the exterior of the Association's buildings, maintenance of the HVAC system, assistance in oversight of Association vendors, and response and proper tracking of all work orders related to owner maintenance. • The Maintenance Tech will also assist with grounds maintenance of all Association common areas as needed. • The Maintenance Tech must maintain a positive relationship with all owners, guests, Association personnel, and fellow associates to ensure excellent customer service. • Position requires the ability to utilize a company cell phone and serve on-call, as scheduled or as necessary. • Must perform all other duties as directed by the Director of Maintenance and the Portfolio Manager, and assist the overall team effort in any way possible. • Perform preventative and emergency maintenance. • Diagnose problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural, and grounds maintenance. • Ensure that work order requests are responded to promptly and professionally. • Inspect building and grounds to ensure safety and cleanliness, and alerts Director of Maintenance and Portfolio Manager to any items that need to be repaired in a timely manner. • Assist Director of Maintenance with scheduling and communicating with vendors and contractors. • Assist Director of Maintenance and Portfolio Manager with obtaining bids from outside contractors, as well as overseeing contractor work for completeness. • Assist in purchasing maintenance supplies for the property. • Accurately prepare and submit property invoices in accordance with established guidelines. • Communicate with Director of Maintenance and Portfolio Manager regarding the overall maintenance function of the property. • Prepare monthly maintenance report for Board review • Participate in Company-provided training. • Comply with all Company Standards and applicable health and safety rules and regulations, as well as applicable local, state, and federal laws. • Maintain clean restrooms and stock with paper products and soap. QUALAFICATIONS: · Strong commitment to company goals and values · Perform tasks in an orderly and timely manner · Friendly and positive attitude · Good communicator and listener · Customer service orientated EDUCATION: • A high school diploma or equivalent, and a minimum 3 - 5 years’ experience general maintenance experience (i.e., plumbing, electrical, carpeting, painting etc.). • Technical experience in all aspects of building engineering with a strong background in HVAC, plumbing, electrical equipment, repair and maintenance and overall system design and application. • Previous experience with automated building management systems and/or energy management control systems. • Ability to read and utilize blueprints, schematics, and control diagrams a plus. • Residential and high-rise building maintenance experience. • Experience managing or supervising a small team (porters, maintenance technicians, etc.). • And/or as directed by a Supervisor
