Seeking a Full-time building Superintendent for an 88 multi-family residential & 2 commercial tenant building, located in the Bensonhurst section of Brooklyn. Applicant must be a professional with hands on experience, schedule and detail oriented. Be able to prioritize work schedules, repairs and maintenance on a daily, weekly, monthly, seasonal and yearly basis. Monthly compliance inspections required. Must ensure building wide adherence of the rules and regulations set forth by the management company. Required skills include but not limited to: general building maintenance & repairs, carpentry, plumbing, electrical, plaster/priming/painting, tile work, intercom repairs & replacement, appliance repairs & replacement, landscaping, vacant apartment turnovers, etc. Must be able to track and log work on a mobile device (which is supplied to the employee). Working knowledge of: NYC building codes and regulations, dual fuel boilers, compactors, elevators, building machines, tools, landscaping equipment, security cameras, etc. Candidate must be able to communicate well with tenants, staff and management. This includes the ability to complete service requests on a job-by-job basis, email correspondence, phone and in person conversations. Daily reporting to the Property Manager. Responsibilities include: daily oversight of the property, walking the property every day and identifying any potential violations, hazards and unsanitary conditions; this includes the entire interior and exterior of the property. Inspect the building, sidewalks, yards, walkways, garage, entrance, exits, etc- for cleanliness & proper housekeeping. Provide timely repairs & maintenance services to residents. Remove garbage & recycling in accordance with the law. The building superintendent is the point person for all resident related issues. On call 24/7 for emergencies. Must oversee and maintain building inventories: supplies, appliances, repair logs, etc. Applicant must furnish and current resume, certificates/licenses and a minimum of 3 letters of recommendation. Compensation: includes a one bedroom apartment, utilities, cell phone, parking space, weekly salary, union, medical benefits.
