Join our Scott County maintenance team! This full-time Maintenance Tech position will be located primarily in Shakopee and work at two apartment sites across the street from each other. River City Center features 52 units plus retail space, and Northridge Court features 58 units. Both sites are home to a 55+ community. Competitive wage and benefits accompany this role! Job Responsibilities and Duties Essential Responsibilities • Perform property maintenance or repairs as needed or requested by residents and/or property management staff. Property maintenance or repair duties may include HVAC, plumbing electrical, keys and locks, appliances, lighting systems, carpentry, etc. • Perform duties to turn apartments in conjunction with site staff; ensure move-in standards are met. • Perform preventative maintenance according to established guidelines and schedules. • Perform exterior maintenance including roof, parking lot, common area etc. • Perform grounds inspection/care as needed. • Maintain adequate maintenance supply inventory • Responsible for selecting and ordering supplies and monitoring supply budget in conjunction with Resident Manager. • Schedule, coordinate and supervise work of outside vendors as instructed by Property Manager • Maintain compliance and coordination with local, state, property and Company safety regulations. Coordinate with police, fire and utility inspectors. Other Responsibilities: • Assist with community cleaning as requested or required • Complete routine paperwork such as boiler logs, sidewalk logs etc. as required • Attend staff meetings and trainings as required • Maintain and safeguarded confidential information • Maintain a high level of customer service • Remain flexible, receptive and adaptive to change • Understand and apply basic principals of good housekeeping and safety • Perform other related duties as requested by supervisor Qualifications • High school diploma or equivalent required • 4+ years maintenance experience preferred • Appropriate certifications preferred, i.e. Special engineers, Certified Pool Operator (if applicable) EPA Refrigerant Handling and Recovery. • Ability to work from drawings, verbal instruction or sketches • Ability to deal tactfully with residents, owners, managers and other staff members, vendors and the general public • Follow and adhere to organizational policies and procedures. • Must process a valid drivers license, acceptable driving record, access to a vehicle and the state mandated level of auto insurance • Able to read, write, spell, do basic math, speak and understand English Physical Requirements (based on essential responsibilities) Must be able to continuously perform tasks such as but not limited to, those listed below: • Make assessments of equipment based upon sight, touch and smell (maintenance and preventative maintenance, etc). • Push and/or pull objects weighing up to 100 pounds, e.g. tools, toolbox, paint buckets, appliances, furniture, snow blower, shovel, ladder etc. • Lift and/or move objects weighing up to 50 pounds. • Use hands and arms for simple moderately difficult manipulation such as wiring, carrying objects, sweeping, mopping etc. • Perform tasks which require action of muscles or groups of muscles such as walking and stooping • Perform tasks which require foot and/or hand eye coordination such as driving a vehicle, operation of power tools and equipment, etc • Able to withstand heights over eight feet while performing roofing, gutter and other exterior repairs, as well as changing high area light bulbs (not to exceed 16 feet). • Walk and stand and squat while performing general repair work, including repair of sinks, dishwashers, disposals etc. • Stand for prolong periods of time, climb stairs, kneel while performing tasks. • Climb stairs (some properties include three story walk up buildings) and ladders while changing light bulbs, painting. Etc. • Kneel while performing cabinetry, pool and plumbing tasks. Equipment Must be able to operate: • Key cutter, torches, various hand and power tools, ladders, electrical meters and testers, refrigeration gauges, lock pinning and picker tools, drain augers. • Hand trucks, pallet jacks. • Motorized vehicle, lawn mower and tractor, snow removal equipment. Working Hours Generally Monday through Friday, with regular participation in on-call rotation. May be required to work beyond the normal schedule.
