Investment Property Group- IPG is urgently seeking to hire a Groundskeeper for our conventional apartment community, Parkside in Gresham, OR. What is in it for you? -Pay $16 per hour -Full time hours -Excellent benefits package (PTO, medical/dental/vision) -Work with a talented team Duties & Responsibilities: Responsibilities include but are not limited to: -Assist with the inspection of the property/all common areas each morning, to detect maintenance problems that require attention -Provide all small hand tools necessary to perform routine maintenance (when applicable). -Comply with all of IPG’s policies and procedures -Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality -Patrols grounds daily for removal of litter and clean entryways and stairwells, paying special attention to pool areas, areas in front of leasing office, models, and mail areas -Sweeps and blows off all sidewalks, walkways, parking areas, garages and dumpster areas using a leaf blower, or power-washer -Handles all chemicals, including pool chemicals (if applicable), safely and responsibly -Maintains a clean BBQ and Gazebo area -Posts letters/notices as requested by office personnel -Responsible for exterior appearance of buildings, reporting any broken/missing lights or other issues to Maintenance staff -Responsible for seasonal Maintenance of flower beds, rock beds, bushes, trees and shrubs -Responsible for maintenance and upkeep of sprinkler systems (if applicable) -Performs trash-out duties in vacated apartments as requested. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicable -Empties pet stations -Cleans gutters on roof from debris. -Maintains dumpster areas clear from overflowing or surrounding debris -Cleans all property pumps -Cleans vacant long-standing units and property signage -Remain informed and aware of conditions that could have an impact on our ability to maintain a quality living environment for our residents. -Work to make the living experience, particularly the first and last impressions, of the highest quality. -Promote positive, proactive resident relations by demonstrating fair, and consistent treatment during all resident interactions. -Serve as a resource for management and assist in the development and communication of more efficient methods of maintaining the apartment community. -Keep storage facilities in an orderly, working condition. -Assist in maintaining inventory and preparation of related paperwork. Knowledge, skills & Abilities: -Work efficiently under minimum supervision -Promote positive, proactive resident relations -Lifting and carrying up to 60 pounds unassisted -Experience turning apartment units (conventional experience preferred) -Wear any uniform that is provided during work hours. -MUST have valid Driver's License and clean driving record - Participates in the on-call rotation as designated by the Community Manager -Must work one weekend day per week.
