Full Job Description Job Title Maintenance Technician Department: Maintenance Reports To: Maintenance Supervisor FLSA Status: Non-Exempt Summary The Maintenance Technician position is responsible for performing high-quality, cost-effective maintenance work within our properties owned by the company, providing excellent customer service to people, and follow all company operational and safety policies, processes, and procedures. ESSENTIAL DUTIES AND RESPONSIBILITIES: · Promptly and professionally complete maintenance service requests across multiple trade categories (e.g., electrical, plumbing, HVAC, carpentry, sheetrock, exterior structural, and appliances) · Provide excellent customer service and promote a quality living experience for all people · Complete general property condition assessments (“GPCA”) at all property visits and submit alerts to property management for items that require immediate attention · Properly utilize and care for company-supplied tools, materials, and vehicles · Perform other duties as assigned Education and/or Experience EDUCATION and/or EXPERIENCE: · High School diploma or equivalent · Minimum one year of previous experience in property management maintenance, other building maintenance or related · Broad knowledge of residential construction and mechanical systems and ability to perform general commercial maintenance work · Knowledge and experience making repairs in the following: plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC and appliances · Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people · Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines Ability to read, write and understand English proficiently, multi-lingual a plus · Ability to use mobile devices (i.e. iPad and/or iPhone) and various mobile applications · Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce · Ability to perform basic mathematical functions · Ability to make quick and effective decisions and analyze and resolve problems · Ability to work in a fast- paced, ever changing environment; must be adaptable and flexible · Ability to maintain confidentiality SUPERVISORY RESPONSIBILITIES: None. QUALIFICATIONS: · Ability to drive an automobile CERTIFICATES and LICENSES: · Current driver's license and automobile insurance required · Licenses and/or certification as required by state law The following certifications are preferred but not required: · OSHA 10 · HVAC Certification · CPO certification (pool) LANGUAGE SKILLS: Ability to read, write and comprehend simple instructions, correspondence, memos and reports. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. Bi-lingual (English/Spanish) a must.
