Hi-Rise Condo - Maintenance Technician. Must have skills in areas such as HVAC, plumbing, grounds upkeep, carpentry, painting, and janitorial and electrical services. Position if full-time weekdays and weekends a must. Assist residents with day to day operations and special concerns on an as-needed basis. Provide skilled labor as needed to maintain and improve building systems, facilities and common areas on the Oceans property. Maintain staff and work areas, keeping areas clean, organized and well-stocked. Carry out regular inspections and provide reporting on all core systems and unit mechanical systems, on an as-needed basis. Report operational and logistical issues and/or deficiencies to Maintenance Supervisor, or General Manager. Participate in “on-call” rotation, as scheduled by the Maintenance Supervisor. Prompt and courteous response to after-hours issues is required. Accept other responsibilities and assignments from Maintenance Supervisor or General Manager, on an as-needed basis. Essential Duties include but are not limited to: Inspects/maintains multifamily condo units and other property structures to determine functional systems, detect malfunctions and needed repairs Performs minor electrical repairs (e.g. repair/replacement of wall switches and outlets, fuses, minor appliances, cords, replacement of incandescent and fluorescent bulbs) Performs minor plumbing repairs (e.g. replacement or repairs of leaks in drains, faucets, unclogging of drains, replacement of washers and hoses) Performs painting, carpentry (e.g. hanging doors, fitting locks, and handles, etc.) Maintain grounds, parking lot, and work areas On-call Service Rotation Performs other related duties as assigned by Maintenance Supervisor Education, Experience, and Qualifications: High school diploma or GED equivalency Five or more years working experience in commercial high-rise buildings • Basic knowledge of HVAC. • Understanding of appliance, electrical and plumbing repair. • Ability to professionally communicate with residents, co-workers, and management. • Available for on-call emergency calls during the night and weekends. • Reliable transportation, cell phone, and a valid driver’s license is required. • Must be detail-oriented and have good time management skills. • Ability to lift objects weighing 50lbs or above regularly. • Must be a Team Player with a positive attitude. Job Type: Full-time plus on duty call schedule Candidates are screened, in accordance with the Code of Virginia, with the State Police criminal background check including sex offender crimes.
