Mennonite Village is a not-for-profit Continuing Care Retirement Community in Oregon's beautiful Mid-Willamette Valley. We are currently seeking a Full Time Building Maintenance Supervisor to direct maintenance staff and coordinate the maintenance of all buildings contained within the Mennonite Village properties. ESSENTIAL FUNCTIONS: Supervises maintenance staff, including scheduling, training, assigning work, counseling, writing performance evaluations and administering discipline. Responsible for hiring and terminations, with approval of the Facilities Director. Treats staff equitably, promotes a safe and harmonious workplace, and works to reduce staff injures. Is a member of the Mennonite Village M-Team Assist the Director in planning, developing, organizing, implementing, and directing the department, its programs, and activities. Plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, and procedures of the Maintenance Department. Assists the Director and Projects supervisor with onboarding new systems on campus, which includes research, negotiations, implementation, and instillation of these systems. Is responsible for the Preventative Maintenance Program and develops methods and procedures for completing PM workorders in a timely fashion. Assist the Director in operating within the building maintenance budget. Review and develop a plan of correction for maintenance deficiencies noted during survey inspections as directed by the Director. Advises supervisor concerning building changes, additions, modifications, and expected costs. Recommend budget items, contributing to the development of an annual maintenance budget. Recommend upgrades, overhauls, and other changes to major systems and equipment. Works alongside the Projects Supervisor and helps coordinate maintenance staff helping with special projects. Communicate directly with residents to resolve service requests and workorders. Requests, organizes, and maintains tools and equipment used to perform duties. Oversees Ordering of parts and maintains inventory of maintenance and building supplies. Assures that buildings are in compliance with Federal, State, and local regulations. Attends in-service educational programs as requested. Participates in on-call maintenance duty (pager) on a rotational basis. Regular attendance is an essential function of the job. Operates vehicles in accordance with Federal, State, and community regulations. Abides by the HIPAA policies and reports to a supervisor, breaches (or violations) of our HIPAA policies. Immediately reports identified hazards or hazardous conditions to a supervisor. Immediately reports adverse events and near misses to a supervisor. Attends mandatory training on HIPPA and compliance annually. Nothing in this job description restricts management’s right to assign or reassign duties and responsibilities to this job at any time. QUALIFICATIONS: Supportive of the Mennonite Village philosophy. Possession of a high school degree or equivalent. Five years of related work experience in building maintenance or related area. Excellent interpersonal and communication skills. Certification or licensure in Building Maintenance or one of the trades is preferred. Good Computer skills. Comprehensive knowledge of carpentry, electrical, plumbing, appliances, communication systems, computer systems, etc. Comprehensive knowledge of tools and equipment used on the job. Ability to make decisions, prioritize workload, and respond appropriately to change. Ability to manage a computerized maintenance work order system. Ability to follow and understand operation manuals. Ability to evaluate equipment failure situation and make judgments that lead to a successful plan of action. Ability to see, hear, feel, and smell within normal limits. Ability to communicate effectively verbally and in writing and reading in English. Ability to work with a variety of age groups, but especially the elderly.
