Position: Full-time Lead Maintenance and Groundskeeper Compensation: $16 /hour Schedule: Sunday-Thursday, 6:00am-2:30pm (flexible) Benefits: • A basic health insurance plan is provided to all full-time employees at no cost to the employee. • Sick pay: accumulated at 2hrs/pay period • Vacation: 40hrs of vacation after 1-year of employment. Vacation is raised to 80hrs after 3yrs of employment. Requirements: • Basic knowledge of landscaping equipment. • Basic knowledge of plumbing and electrical strongly preferred but not required. • Able to lift 50+ pounds • Drug Test • Able to work alone with little to no supervision or instruction We are looking for a full-time maintenance and groundskeeper for a small condominium located in Makaha, Wai'anae. Employee must have the motivation and integrity to work on their own with little to no instruction. We have one other maintenance person who is scheduled to work with the employee one day out of the week, other than that you will be working alone daily under the supervision of the office manager. This position is for Lead Maintenance. You will have the authority to instruct your part-time employee and assign tasks and duties for them to accomplish during their shift with you, and for their independent shifts without you. It is highly recommended that as the Lead Maintenance, you schedule your duties in a way that best works for you. The Lead is also encouraged to delegate and assign duties/tasks for the part-time maintenance employee to accomplish during their shift. Basic duties include, but are not limited to: • Morning unlocking assignments to open the property that must be accomplished in a timely manner. • Daily pool maintenance: Scrubbing and cleaning the pool as necessary, daily check of the pool chemical levels and properly recording numbers on a log sheet, adding chemicals to the pool as necessary, starting and removing pool vacuum in a timely manner. • Using the Waste Caddy Machine to transport dumpsters from the basement and basement trash chute room to street level for dumpster pick up every Tuesday and Friday. • Landscaping: Using a lawn mower and weed whacker to maintain property lawn once weekly (three areas, front, back and side lawn). "Edging" grass along ground floor patios for a clean look. • Trimming low standing palm trees (taller palm trees are maintenanced by a professional tree trimming company) • Maintenance of our hallways and walkways at least once weekly with floor scrubber and outdoor vacuum. • Maintaining the cleanliness of the bathroom, office, and laundry room (taking out the trash and restocking supplies as needed) • Maintaining the cleanliness of the property by picking up trash and other debris as needed. • Other basic maintenance duties called upon by the Office Manager or Board Members, such as changing lightbulbs in the parking lot, hallways and on the roof, installing signs around property, breaking down items to fit in the dumpster, etc.
