40 Acres is seeking an experienced General Maintenance Worker (GMW). The GMW will be working in an environment in which safety, environmental and health concerns demand constant attention. The GMW must focus on customers' expectations, prevent problems and strive for continuous improvement resulting in improved results for themselves, customers and other employees. We seek someone with a “can-do” attitude who can apply experience from multiple trades. The ideal candidate will understand the importance of adhering to corporate and client policies, rules and regulations in order to provide an exceptional level of quality at our locations we serve in Spokane, Washington. General Job Responsibilities: Perform general maintenance tasks indoor and outdoor as needed and assigned. Painting, light carpentry, handyman work, Etc Completing daily work orders/requests as the center needs Position Type/Expected Hours of Work This is a full-time position. Days and hours of work are Monday through Friday, tentatively 9:00am-5:00pm. Schedule flexibility is provided as possible. Overtime is provided as scheduled and directed based on customer needs. Starting Pay: $20/hr Essential Job Functions with preferred experience (including but not limited to): The GMW will perform general maintenance and repair of equipment and the building overall and operates in the following roles: Painter: Using plaster or compound to patch minor holes and cracks in ceilings and interior and exterior walls Painting structures and equipment Puttying, caulking, scraping, sanding as needed Carpenter: Performing minor repairs such as adjusting doors, replacing door knobs and replacing door locks Replacing broken window panes and window locks Repairing carpet Drywall: patching, installation, trim, painting, and general repair work. Plumber: Troubleshooting various fixtures such as faucets, sinks, water coolers, garbage disposals, and toilets. Must be able to repair/install problems found and restore back to working order. Performing minor plumbing based on GMW’s capabilities Electrician: Troubleshooting and repairing Providing minor electrical repair such as replacing light bulbs, switches, switch covers, outlets, outlet covers, dishwashers, hot water heater elements, and door bells Installation and repair of lights, outlets, ceiling fans etc. Performing general maintenance on equipment and machinery Mason: Repairing or replacing concrete floors, steps and sidewalks Replacing damaged paneling and floor tiles HVAC Maintenance: Changing and cleaning air conditioning filters Maintain and repair air conditioning and heating systems as required. Grounds Maintenance: Perform snow removal including shoveling snow and salting the ground Repair damaged property (i.e. signage, playground materials, fence, etc) Hang signage when necessary. Furniture: Furniture assembly TV mounting etc. Other duties: Perform odd jobs as needed (ie. Door hanging, gate repair, window/cabinet installation etc). Minimum Skills Needed: Drywall Flooring ie Tile Fixtures Repair ie electrical and plumbing Painting General Interior Remodel Experience Some computer skills and legible writing Preferred, but not required: Build or Repair: Fences; Decks; Appliance repairs Required Education and Experience Minimum 5 years’ experience in a similar role or related field. Must have valid driver’s license and pass CDC issued background check Ability to use a computer Preferred Education and Experience Licensed electrician or HVAC technician Competencies Communication. Work Environment While performing the duties of this job, the employee regularly works in an area where children and other staff are around. The GMW will need to be aware of their surroundings and behave professionally in that setting. This role will require as needed day travel to perform preventative maintenance and additional support to Parkview Child Care Center, located at 5122 N Division St. This may include picking up materials to perform maintenance tasks. Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This role would require the ability to lift to 50 pounds. The GMW is frequently required to bend or stand, with considerable time spent carrying small tools for trade and/or supply materials.
