Contractor Needed for Rehab Work

Jobs

Oak Brook IL

Description

I bought a little house in the near west burbs. I close on Tuesday, March 22, 2022 at 9 am. I want to get some bids for work that same day, if possible. (bids the same day, work as scheduled). It is a 1700 square foot frame ranch built on a slab. The kitchen is tiny, the front of the house has 3 different flooring finishes and the washer and dryer are just jammed into a utility room off the kitchen which is not great. The kitchen is so small they do not have a refigerator in there. Here's the Readers' Digest of what I want to do. 1. Remove a kitchen half wall (not load bearing). No gas, just electric on this wall. Have to move the thermostat about 3 feet. There also an electric outlet on this wall near the baseboard. No big deal. 2. Remove another kitchen wall (also non load bearing) and rebuild it further into the attached garage. This wall will need gas, electric, and water. If it is ok with code, all of this can be run through the attic, so no big deal. Not sure if I can reuse the cabinets or need to buy all new ones, but if I can reuse, that would be great. They are newer and in great shape/quality cabinets. 3. On other side (garage side) of new kitchen wall, either frame out a little laundry room or just do hook ups for washer, dryer and utility sink. This will depend on if the garage is heated, but I will find out on the day of closing. 3. New kitchen cabinets and maybe new appliances. Put in an island with a microwave is that's possible (may not be possible b/c no electric unless we trench out the concrete for a floor outlet, I think unless you have a better idea). 4. New vinyl flooring through the 1700 square feet. The scope of work may change a little once I can get back in there and measure and also based on your suggestions, but the three things that I want fixed before my full move in is: a better laundry situation; a bigger kitchen with a microwave and refigerator in the kitchen; and uniform vinyl plank flooring. Your ideas appreciated. Not the biggest job in the world but not a small side project, either. Buying the house was a stretch so I want to not go broke with this work. I'd like to get it done quick. I HAVE TO have someone who can pull the necessary permits and make sure it is done right and it comes out perfect/beautiful. We have to also make sure those walls are non load bearing and the wall removal leaves me a structurally intact building. Must be licensed/insured/bonded. MUST have expereince and be able to provide references, etc. If your team can do this and you'd like to bid, text me your name, company name, website if you have one showing me your other jobs. If you are booked with work through the sumer, please let me know you are not imediately or close to immediately available. Text Scott 312-835-3976
