Lemont Extends Development Agreement With Timber Run Developer

LEMONT, IL — At its June 8 meeting, the Lemont village board approved an extension of the development agreement with Taylor Morrison, the developer for Timber Run. The village had approved the Timber Run development in 2019, and the development agreement would have expired if the board had not taken any action, board documents state. Taylor Morrison will no longer be developing the site, however, the property owners have asked for the development agreement to be extended for another year, so they can find another developer for the site. Board documents state the planned unit development for the project is still active, but the development agreement provides more control and protection for the village, including additional impact fees and the ability of allowing the village to give consent on who comes in and builds. The village believes the planned unit development expires in December, while the development agreement would have expired June 9. Schafer said if the planned unit development is active and the development agreement isn't, a developer could come in and build according to the planned unit development and the village wouldn't have the extra assurances the development agreement gives. "I do recognize there is some fatigue on this project, the staff and community has been through it over and over," Village Administrator George Schafer said. "I think there needs to be a shorter period of any type of extension than a year." At first, the board was looking to approve a 3-month extension of the agreement, but after discussion, the board approved an extension of the development agreement until the planned unit development expires in December. The board will also discuss the matter further at a committee of the whole meeting.
