KEY DUTIES AND RESPONSIBILITIES The essential functions include, but are not limited to the following: · Know the Five Basics of Successful Management · Review and abide by all policies contained in the Company and Management Policy and Procedures Manual · Comply with all OHSA regulations and health, safety policies/procedures and environmental laws. Report all unsafe activities to Service Manager or Community Manager · Operate lawn and garden equipment including but not limited to lawn mowers, weed eaters, edgers, and/or hedge trimmers · Inspect and report any malfunctioning locks and gates to all pool and other common areas are working according to codes and safety standards · Walk property daily and remove litter, debris and pet waste · Maintain pool area by sweeping area, arranging pool furniture and emptying trash cans · Shovel, de-ice, and/or remove snow and ice from walkways, sidewalks, parking lots, etc. as needed · Periodically inventory supplies and request Service Manager to purchase supplies as needed · Participate in proactive team efforts to achieve property and company goals · Maintains predictable attendance record and professional appearance · Perform other duties as assigned PREFERRED QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES) · High School Diploma · Six months related experience · Computer skills · Pool Certification REQUIRED QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES) · Task oriented · Ability to read and write simple instructions, short correspondence, and memos · Basic mathematical skills · Ability to flex work schedule including weekends · Proficient with various hand and power tools · Ability to work under pressure PHYSICAL DEMANDS Constant need (66-100% of time) to stand, walk, and use hands to finger, handle or feel. Frequent need (33-66% of time) to reach with hands and arms, climb or balance, or stoop/kneel/crouch/crawl. Occasional need (1-33% of time) to sit, talk or hear, or taste or smell. WORK ENVIRONMENT Outdoors and indoor shop environment with adequate ventilation. Some outdoor exposure to changing weather conditions (for instance, rain, sun, snow, wind, etc.). Manual dexterity sufficient to reach/handle items, work with the fingers, and perceive attributes of objects and materials. WORK SCHEDULE/HOURS Regular –40 hours per week, some on weekends Other – on-call required, Overtime as approved
