Maintenance/Custodial and Landscape Under general direction performs custodial and landscape general maintenance services by keeping assigned areas clean, orderly, safe and secure with established standards and adjusting individual assignments daily. Performs general maintenance which includes minor repairs and preventive maintenance in the building and maintains the building’s landscaping. Major Duties and Responsibilities • Responsible for ensuring the daily custodial duties are performed daily which includes but is not limited to: Sweeps and maintains sidewalk areas around the facility; vacuums, sweeps, mops, and spot cleans various types of flooring; clean and wet mops heavy traffic areas daily; empty trash from containers both inside and outside and changes trash liners; clean and sanitize restroom areas; disinfect toilets, urinals, sinks, showers and • Conduct janitorial supply inventory daily. • Perform daily walk-though(s) and replace light bulbs; electrical covers, adjust and tighten door fixtures, unclog sinks, toilets and drains. • Perform minor preventive maintenance • Work exclusively on existing grounds, water and add fertilizer when needed, maintain vegetation, rake leaves, prune the bushes and trees, remove dead plants, pull weeds, edge the walkways, and give the grounds a manicured look • Maintain sidewalks and parking lots, sweep debris, leaf blow, power wash • Remove animal nest, cobwebs, birds' nests, etc. from exterior property structures • Prepare grounds for seasonal changes • Take on special landscaping or planting projects as deemed necessary by the property manager • Perform regular maintenance and minor repairs on the equipment and tools • Maintain open lines of communication with co-workers and supervisors, check in with management throughout the day, answer calls in a timely manner, check voice mail and texts daily • Maintain sales receipts for all work-related items • Must be willing to travel on special projects The above information on this job description has been designed to indicate the general nature and level of work performed by employees within this classification. Minimum Qualifications • High school diploma or GED. • Must have ability to speak, read, and understand English, and to provide direction to others in English. • Demonstrated ability to work with hands and knowledge of methods, materials, tools, and practices used in the field under the conditions described in this listing. • Must have knowledge of custodial maintenance standards and techniques. • Must have reliable transportation • No prior work experience required; however, three years prior experience preferred. • Demonstrated knowledge of the occupational hazards and safety precautions of the trades involved. • Demonstrated skill in the care and use of the tools and equipment in the trades involved. Screening and Compliance: • Employee must have a valid Texas driver's license by date of employment and retain a valid Texas driver's license while employed in this position. Must have a background check for the position. Working Conditions: Primarily indoors for the custodial portion of the position on a flat even surface which may be carpet, tile, or concrete. The landscape maintenance duties of the position require work in the outdoor environment. • Indoor duties are performed in a temperature-controlled environment. Outdoor work will expose employee to natural weather conditions. • Employee is required to use step ladder; climb and descend stairs, and work on stairways. Work surface may be either wet of dry. • Employee works primarily alone following verbal and written instructions but may periodically work as part of a select team. • Employee is exposed to intermittent noise and vibration factors, chemicals, fumes, industrial cleaning agents, power cleaning equipment operated on wet or slick surfaces, and risks associated with climbing ladders and stairs. Equipment, Tools and Materials • Primary equipment utilized includes vacuum cleaner, duster, mop, dust mop, push broom, hand broom, dustpan, ladder, dolly, and cleaning supply cart. • Worker uses cleaning solvents, industrial cleaning agents, water, soaps, deodorizer, and plastic and paper products. • Lawn mower, edger, blower, hedge trimmer This is a part time position: 20 hours per week
