The role of the Adjuster is to provide a variety of examination and administrative functions to the Unit Turns Department, which includes the responsibility of the functions associated with: •Provide overall leadership, management, and assume responsibility for the successful execution of construction projects and budgets for the company. Reports to: Senior Adjuster Supervisory Responsibilities: Oversee proper unit turn over and tenant satisfaction prior to move in Job Duties and Responsibilities: • Must have valid driver’s license and reliable transportation to and from the jobsite. • Perform move-out and functionality inspections in housing units. • Functions as the primary communicator between the leasing office and the unit make ready teams. • Prepare work orders and order replacement materials for units. • Ensure company meets cleanliness and condition requirements for future residents. • Record inspection results into database to include; broken items, items in need of repair, comments about unit quality or turnover efficiency. • Create reports detailing the damages accrued in the unit. • Coordinate the services of mechanics, architects, contractors, etc., in order to ensure damage is repaired • Demonstrates understanding of building construction principles. • Ability to effectively and independently manage workload while exhibiting good judgment. • Strong written/oral communication and interpersonal skills. Computer skills with the ability to work with multi-faceted systems and analytical skills. • In charge of creating sales orders and compiling the billing information from SDS walks. • Utilizes computers and software programs, such as Excel, PowerPoint, and Word, to record and disperse information. Language Skills -Ability to read and interpret blueprints, procedural manuals, and safety documents. Ability to write routine correspondence and reports in a professional and grammatically correct manner. Ability to interact/communicate effectively in a professional and pleasant manner with Vendors, Affiliates, Stakeholders, Corporate Shareholders and Company Employees. Mathematical Skills -Knowledge of basic accounting principles to effectively reconcile account balances, calculate figures and amounts, and apply basic math concepts. -Technical Knowledge Ability to operate computer software programs, such as Excel, Word and Outlook proficiently. Ability to operate equipment such as, a calculator, copier/scanner, telephone, personal computer and/or tablet. Reasoning Abilities -Ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations. Must be able to think rationally beyond a specific set of instructions. Must be able to work at a fast pace, perform duties while under pressure and meet deadlines in a timely manner. While performing the duties of this position, the employee is regularly required to stand, walk, reach with hands and arms; and stoop, kneel, crouch, crawl, or sit alternatively depending on specific needs of day. Estimate 90% of time is spent on feet and 10% sitting at desk. The employee is regularly required to use hand to finger, handle, or feel; talk or hear; and the employee will regularly experience wrist motion. The employee must occasionally lift and/or move up to 60 pounds. Specific vision abilities required by the position include close vision, distance vision, color vision, peripheral vision, and ability to adjust focus. -Work Environment The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this position. The employee regularly performs work duties alone.
