The primary responsibility of the PORTER/GROUNDSKEEPER/HOUSEKEEPER involve the upkeep of the properties in order to enhance and maintain curb appeal. The PORTER/GROUNDSKEEPER/HOUSEKEEPER will assist the rest of the staff, as directed, in their efforts to manage the properties in an efficient manner. Job Duties (including, but not limited to): Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc. PREVENTATIVE MAINTENANCE/SAFETY: Checks and replaces exterior lighting on a regular basis. Maintains awareness of proper safety precautions at all times. Constantly observes condition of common areas throughout the community and immediately reports and/or initiates action to correct unsafe conditions. Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts. Ensures that storage areas always remain locked when not in use. GENERAL: Physically walks the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times. Management Office Dumpster areas. Recreation areas. Laundry rooms. Grounds adjacent to road. Mail rooms. Walkways to and from and in between buildings. Stairways and breezeways. Exterior lighting fixtures. Parking lots and drives. Transfers trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keep dumpsters/compactor doors closed on windy days. Details properties on a regular basis. Cleans and rakes shrub area; shovels mud when necessary. Use blower to keep sidewalks and walkway areas clean of loose grass and brush. Assists in “trash-out” duties at vacated apartments as necessary. Performs routine maintenance on property as requested by Maintenance Supervisor/Lead Maintenance Technician. Responsible for maintaining and submitting Amex receipts in a timely manner. Complete required training and Grace Hill Courses as assigned. Helps clean and maintain storage and shop areas. Performs interior and exterior painting duties when requested. Carries buckets of paint from storage area to work site. Completes minor and routine service requests when requested by the Maintenance Supervisor/Lead Maintenance Technician. Change locks, reprogram locks and makes keys when directed. Performs work area clean-up and safety related duties. Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant. Performs any additional duties assigned by Maintenance Supervisor/Lead Maintenance Technician. This job description is not an all-inclusive list of functions and tasks. REQUIREMENTS: High School Diploma or equivalent required. Must be at least 18 years of age. Valid driver’s license and automobile insurance. ADDITIONAL SKILLS: Ability to listen and quickly develop rapport with residents and associates and successfully solve problems. Ability to complete repetitive administrative tasks with high attention to detail and limited mistakes. Ability to manage multiple on-going tasks and schedules and adhere to and enforce required deadlines. Ability to speak, read and write English as demonstrated by clear and concise written reports and verbal communications. Ability to listen, think clearly and to communicate effectively and courteously in challenging and sometimes stressful situations. WORK HOURS: 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies. EQUIPMENT REQUIREMENT: Required to wear back support belt, and gloves as tasks dictate. EQUIPMENT/MACHINERY/TOOLS: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools: Vacuum, brooms, mops, etc. Power Tools: Blowers, power washer, etc. PHYSICAL REQUIREMENTS: Constant need (66% to 100% of the time) to be on feet. Have constant need (66% to 100% of the time) to perform the following physical activities: Bend/Stoop/Squat/Kneel Perform routine maintenance/repairs, pick up debris. Climb Stairs Routine duties require access to all levels. Push or Pull Move equipment, appliances, open and close doors, etc. Reach Above Shoulder Performs routine maintenance, repairs, stock and remove equipment, etc. Climb Ladders Perform routine maintenance/repairs. Grasp/Grip/Turning Handle tools and equipment, perform routine maintenance and repairs. Finger Dexterity Handle tools and equipment, perform routine maintenance and repairs. Lifting/carrying (supplies, replacement parts, ladders, etc.) Over 150 lbs. Rare need (less than 1% of the time) 75 – 150 lbs. Occasional need (1% to 33% of the time) 25 – 75 lbs. Frequent need (33% to 66% of the time) 1 – 25 lbs. Constant need (66% to 100% of the time) NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons and while wearing the required, appropriate safety equipment. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc. DRIVING/TRAVELING REQUIREMENTS: Frequent need (33% to 66% of the time) to utilize personal transportation to travel to various sites. Rotation “on call” status may occasionally require expedient travel to assigned property at moment’s notice. Must have valid driver’s license and automobile insurance coverage.
