Description
The ideal candidate performs cleaning, maintenance and minor repairs on building, grounds and equipment. They will manage the maintenance team in the upkeep of a residential affordable housing high-rise building for 213 units. This individual will ensure adherence to regulations and compliance and work closely with maintenance teams to solve problems that arise. This individual will also be comfortable with inventory tracking to ensure necessary supplies are in house. The Superintendent will be required to live on site at the property and be generally available during off-hours to tend to emergency requests. After a 30 to 90 day probationary period, the Superintendent will move into a 2-bedroom unit in the building (all rent and utilities, including Wi-Fi are included at no cost to you) Full Medical, Dental and Vision Insurance after 90 days at no cost to you. Ample vacation time. 401k available and pension offered Major Duties and Responsibilities include but not limited to: • The Building Superintendent position requires shift work, being on-call, and/or irregular work schedules. • As a supervisor, employee will manage the internal logistics of maintenance equipment and materials as well as managing the on-site labor force required to maintain RNHC’s housing facility as assigned. • Assures that all common areas cleaned, including the front of the building yards, steps, entrance hall, etc. • Be responsible to perform tasks which assure the preservation and upkeep of the buildings, common areas, common element fixtures and equipment. • Perform all general maintenance for all in-unit repairs and renovations which may include: --light electrical repairs on items such as: - Appliances, fixtures, switches, outlets, circuits, etc. - light plumbing work on items such as: --Cleaning stoppages, replace fittings, faucets, and showerheads. -light carpentry work, such as: --repair cabinetry, doors, shelve replacement • Prepare / complete work order requests as soon as possible (preferably within 24 hours). • May, as necessary, contact outside contractors for specific repairs/replacements that require advanced knowledge, certification or specialized equipment. • Routinely inspect the building for damage and schedule the performance of work to correct deficiencies. • Plans and directs proper upkeep of the building’s common areas and grounds facilities. • Examines building interior and exterior and determines type and amount of maintenance work needed. • Directly supervise and schedule the general work assignments of the building janitors and grounds staff. • Directs safety code compliance, maintenance of records, and employee training regarding safety issues that include but not limited to; fire prevention, building security, snow removal, identifying and removal of all safety hazards throughout the building and common areas, grounds. • Evaluates job performance of assigned staff and make action recommendation to the Property Site Manager as appropriate. • Purchasing of maintenance equipment, materials and supplies; maintain equipment inventory and supplies purchase records. • Coordinate with external vendors/ contractors for the assignment and performance of major maintenance repairs. • Coordinate and meet with federal, state and local building inspectors, maintain inspection records/certifications; follow through to completion of all deficiencies as required by inspection reports. • Establish, schedule and maintain a comprehensive preventive maintenance program which will include, all life safety systems. Specifically, monthly fire alarm testing, annual fire extinguisher and sprinkler testing and; quarterly testing of in-unit life line monitoring systems. • Monitor completion of unit extermination and cycle painting schedules. • Ensure that all storage areas are locked and adequate lighting is maintained. • Accompany the Site Manager on all Annual Unit Inspections and complete and sign the required inspection reports • Performs minor repairs and adjustments, such as easing windows and doors, replacing washers on taps. Handles urgent or minor resident’s complaints. Reports major complaints in writing. Monitors work of tradespeople and completes report and Purchase Orders for use of material and time spent. • Inspects fire extinguishers, as required. Ensures that all exits and passages leading to them are clear of obstructions. • Supervises janitorial staff to ensure that their work duties are being completed on a daily basis. • Ensures that any city regulations regarding garbage removal and recycling are in compliance. • Examines boilers, boiler room equipment to ensure that everything is functioning, and reports to supervisor any abnormal function, performs routine maintenance. • Informs supervisor when apartments are vacant. Inspects apartments with building site manger to asset any damages caused during the rental of the apartment. • Maintains appliances and equipment. Maintains inventory of supplies. • Completes log book reports on a weekly basis. • Uses a variety of power tools, floor polishers, ladders, cleaning accessories, plumbing wrenches, hand tools and small machinery Qualifications High School Diploma Time management and communication skills Basic budgeting and public safety knowledge Must have valid Driver's License Must be vaccinated for COVID-19 Building Superintendent experience a plus
