Old house (1930) has cracked plaster in the Living Room that needs repair. The worst part is on one wall that has the fireplace. There are two windows on this wall. Its cracking and bubbling in some spots. Mainly by the window and fireplace. The room is 22 ft. long, 13 ft. wide, 8 ft. high. There are smaller hairline cracks and imperfections on the other walls. You can see this in the pictures. I have heard of various ways to repair things, such as: fix bigger cracks with plaster patch, fix with drywall patch, put drywall over the plaster on the entire wall, demo the plaster and put drywall and texture on the worst wall, and finally demo the whole room of the plaster put drywall/texture. There is a curve at the ceiling wall connection. The window edges are rounded.
I am looking for your prices and what you would recommend doing ? I am interested in price but also makes the most sense to do over time. I am mostly concerned with the bigger cracks on the one wall as I believe focusing on that will save money and there are multiple options to consider. The whole room could benefit from touch up of cracks and paint. Its an old house and not in great shape. I believe the cracking is due to shifting in the foundation over time, so that will be something to continue to deal with in the future.
Let me know what you specialize in and as much as you can tell me your method. I realize you have to see it to be more certain. I don't live real close so screening who I meet first by who I trust, makes the most sense and fair prices.
Let me know your name, license or not, etc. when you respond.
Note: I will only pay for labor when the job is complete. We can go and buy the materials and I will pay for that up front. Scammers please move along this ad is not for you.
