Property Manager / Contractor / Handyman / Jack of all Trades Immediate Opening for Property Manager / Contractor / Handyman Electronic Testing Laboratory located in Everett, WA, seeks to fill an open position for a Part-Time working towards Full-Time Hybrid Property Manager. We are searching for that special talent in Property Management that can assist our company with our 8 Tenants as well as our company facility (25.000 Sq Ft). We are an established small company (32+ years in business) that has a solid backlog, providing electrical component testing and value add services to high caliber customers in the Space, Defense, Medical, and Commercial electronics industries. As well as managing our properties made up of 4 additional homes and structures and 3 Tenants within the 25,000 Sq. Ft. main building. Applicants must possess the following attributes for consideration: • Assisting the President in all Property Management Functions as required by the President • You must be well organized, detail minded, and responsible • Problem Solver, Handyman, Jack of all Trades, a modern-day headache reliever • Reply to E-mails, Answering phone calls, putting out fires, crisis management and meeting the needs of the President, Employees and Tenants. • Investigating and resolving property complaints, maintenance issues, damages and rental violations • Inspecting properties and arranging for repairs and new materials as required • Arranging contracts for maintenance, construction, landscaping, trash removal, security and other ongoing services and managing disputes with these service providers where appropriate • Negotiating with Contractors, Service providers, suppliers, etc. • Formulate and manage the operational and capital budget for the properties, facility, track and report on the financial performance and implement strategies for enhancing the value of the asset. • Collecting rent and other property fees from tenants and individual owners • Working on Lease Extensions, Lease Development, Collecting Signatures, Etc. • All miscellaneous small contractor projects such as painting, remodel, cleaning, etc. • Exercise common sense, good judgment, and consistency in day-to-day contact with employees, team members, tenants, suppliers, and other business-related matters • Performing miscellaneous and odd jobs assigned by the President a must • Ability or experience in scheduling, organizing, and managing Maintenance projects. • Able to manage and prioritize multiple tasks while meeting deadlines. Collaborative attitude with a willingness to do any tasks, large or small. • Paying property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs • Reporting the property’s financial status, occupancy and expiring leases to property owners • Ensure that all tenants. Staff, employees, management, adhere to lease policies and procedures and respond to all organizational requests or complaints in a timely, efficient and courteous manner. • Meeting potential tenants, showing them the property and assessing their applications in accordance with anti- discrimination laws • Knowledge of federal, state, and local laws pertaining to property management a plus • Excellent written and verbal communication skills, attention to detail and organizational skills • Advertising vacant properties and hiring a leasing agent to find tenants as needed • Prior experience in property management, good references, excellent job history a must Compensation Negotiable Depending on Experience EMPLOYMENT TYPE: Part-Time until you are proven and established, working quickly to a Full-Time position is the goal For Full-Time our Company offers an outstanding Benefit program and incentives along with an additional benefit of 9/80 schedule. Every other Friday off allowing for three (3) day weekends every other week. This is an awesome incentive for our full-time employees! Working Hours for this position are negotiable and flexible to accommodate the best possible candidate. Our normal 9/80 hours are from 7:00AM – 4:30PM Monday thru Thursday, 7:00am – 3:30PM working Friday and every other Friday off.
