Hourly Wage Pay Rate (salary range) is Negotiable- subject to, commensurate with, and dependent upon Skills, Qualifications and Experience. This is ‘Not’ a 1099 Contractor Position- Job offer candidate is to be hired as an ‘employee of the company’ with Full Benefits (see below list) and a standard 90-day work probationary period applies to this position. Position Description The Maintenance Technician will assist the ‘Property’ Manager in working with the ‘Resident’ Managers of the managed sites by coordinating site activities, maintaining work order logs, daily assignment and work order sheets, site supply and equipment inventories. Other responsibilities include: Responsible for obtaining small purchase bids for services and site supplies and working with office staff in distributing tenant notices, coordinating move-in / move-out inspections with tenants, and performing annual and periodic unit inspections as well as renovation schedules. Maintenance will perform ‘non’-licensed activities relating to: • Prepare and paint exterior and interior surfaces • Repair, clean and restore unit interiors • Repair and replace ranges, refrigerators, water heaters & hardware fixtures • Repair and replace pipes, toilets, faucets, basins, stoppers and other plumbing fixtures • Repair and replace doors, counter-tops, cabinets, window screens/frames, locks, latches, dry wall and other interior components • Repair and replace siding, patch and repair walks and roofs and other exterior repairs • Prepare work orders as needed and submit daily logs to the Property Manager showing unit, work order number, and work that was done All activities will be under supervision of the ‘Property’ Manager. This is a front-line ‘Non’-supervisory maintenance position and time will be allocated to each project and activity. Housing at our Apartment Complex properties, for this Maintenance position, is ‘Not’ currently an option and not available. Selected candidate must have their own housing, preferably nearby in Hilo, HI. The ‘Resident’ Manager for Riverside Apartments resides on-site and works out of the on-site office as well as from the main office for the property management organization. Required SKILLS and QUALIFICATIONS: • High school Degree (or equivalency) • An Associates Degree –“OR”- approx. 4 years of progressively responsible Employment which demonstrates a background in- Construction, Maintenance work, Building Trades (carpentry, plumbing or electrical), Office and Administrative procedures and other related pertinent skills and background • Possess a current valid Hawaii State Driver’s License (with driving record deemed mostly acceptable to employer) • Have reliable transportation (with current registration, inspection and insurance documents) • Have a clean Criminal History (deemed mostly acceptable to employer) • Ability to follow Procedures and ‘give and follow’ oral and written instructions • Must understand, appreciate and support our Organization Mission Statement: To provide decent, safe and sanitary housing to the population we serve in Hawaii County • Must seek LONG-Term Employment as we will be investing substantial time, funds and resources developing the skillset of this position which offers growth potential • General ‘Basic’ knowledge of how buildings are constructed- and their related systems (plumbing and electrical) • Ability to evaluate conditions, determine required repairs, identify materials required and estimate time requirements to complete a work project • Proficient in Time Management and Organizational skills • Communicate Effectively- Proficient in Verbal and Written Communication skills; All applicants and tenants treated in a fair and equal manner with respect • Assist clients- internal (fellow employees) & external (tenants) by phone, email or in-person • Desired/Preferred but ‘Not’ required: Experience in Residential Property Management Housing Leases and House Rules and/or particular with HUD, Section 8, LIHTC properties with general understanding of how government subsidized housing program properties work and experience with (or capable of being trained to use) maintenance portion/part of Property Management Software such as App Folio • Also very helpful but ‘Not’ required (will train as needed) working knowledge of basic Computer Skills: word processing- MS Word, spreadsheet software- Excel, Outlook Email and Windows Explorer- electronic file management (moving docs into electronic folders created), etc. Very ‘Generous’ PAY and BENEFITS Package Considerations: • Employer Paid Life Insurance (starts within 30-days of employment) • Employer Paid Group Health Insurance Plan with HSMA- Blue Cross Blue Shield (starts within 30-days of employment) and can add a non-employee, like a family member, for approx. $800 per month • Retirement Plan- Employer contributes 5% of wages earned each paycheck into Savings Account (starts after 12months of employment) • 10 Fully Paid- Holidays OFF Work per year: New Years Day, Presidents Day, Kuhio Day, Memorial Day, King Kamehameha Day, Independence Day, Labor Day, Thanksgiving Day, the day After Thanksgiving Day, Christmas Day • 1 additional Fully Paid Day OFF Work per year- Your ‘Birthday’ (effective after 12-months of employment) • 5 PAID ‘Vacation’ Days OFF Work (eligible to use after 1year of employment) and 10 PAID Vacation Days OFF Work (eligible to use after 2years of employment), etc. • 5 PAID ‘Sick’ Days OFF Work (eligible to use after 1year of employment)… if have medical appointments prior to 1year of employment will be treated as non-paid work hours • 2 PAID ‘Funeral’ Days OFF Work- for immediate family member death, for funeral arrangements and services, etc. • Mileage Reimbursement (at standard government rate) for use of POV- Privately Owned Vehicle (for store runs or property visits) INTERESTED ?
