WANTED EXPERIENCED MAINTENANCE TECH for LOCAL PROPERTY MANAGEMENT COMPANY IMMEDIATE MAINTENANCE POSITION OPEN Established, local property management company is currently seeking a qualified, full time Maintenance Technician for maintenance on our properties located throughout the Salem area. This position ensures the maintenance operations are done to the standards of the Management Company. You will be responsible for completing all maintenance requests and upkeep of the properties, as well as other duties directed to you by the property managers, to make sure that the properties are running in optimal conditions to maximize resident retention. JOB DUTIES AND RESPONSIBILITIES: • Comply with all Fair Housing and Equal Housing Opportunity Laws • Understand and follow all OSHA laws and regulations • Complete apartment turnovers within specified timelines • Complete work orders provided by manager • Capable interacting with tenants, staff, and vendors and have some knowledge of competitive pricing of supplies and services • Ability to perform preventative and/or seasonal maintenance/repairs on a regular basis • Respond to after-hours maintenance emergency situations on a rotating schedule • Ensure that properties are in accordance with all applicable building codes, ordinances, fire codes and emergency evacuation regulations • Perform routine maintenance checks of apartment units and identify problem areas • Work both independently and as a member of a team effectively • Maintain a professional, courteous manner with all residents, vendors, contractors and fellow employees at all times • Ability to effectively present information and communicate verbally and in writing • Collaborates with property manager to ensure that maintenance on all units are to company standards • Ensure that on-call maintenance and emergency response is executed in a timely manner, as required QUALIFICATIONS, KNOWLEDGE, SKILLS and ABILITIES REQUIRED: • 3+ years property maintenance experience within the property management industry including any combination of apartments/plexes/ and single-family homes • Must be proficient in all areas of maintenance including minor plumbing, minor electrical, painting, drywall, carpentry, locks and appliances • Ability to effectively communicate and work with a team • The ability to self-motivate and work independently • Strong working knowledge of current repair and maintenance techniques and procedures • Ability to use a variety of hand and power tools • Ability to deal effectively with all types of people • Knowledge of building codes and basic landlord/tenant and fair housing laws • Working knowledge of SmartPhone technology for email, calendar, phone calls and text messages • Ability to speak, read and write English • Basic math skills • Must have a vehicle with insurance, valid driver’s license and basic hand tools • Able and willing to climb 8' - 12' ladder • Willing and able to work in crawl spaces and attics • Will work in environments where pets may be present • Must pass drug screening • Must pass criminal background check • Preference give to applicants with experience in a property management industry WORK ENVIRONMENT AND PHYSICAL DEMANDS: This position is regularly required to drive, stand; walk; use hands and reach with hands and arms; and readily and effectively communicate. The employee must lift and/or move up to 50 pounds on a regular basis and 100 pounds on an irregular basis. Vision abilities required by this job include ability to effectively see within the working environment and to adjust focus accordingly. The employee will be using a variety of hand and power tools, chemicals and paints. This position requires occasional evening and weekend work as dictated by the on-call rotation schedule.
