ELMHURST, IL — A new townhome development is in the works for the southwest corner of Elmhurst. On Monday, the developer outlined the plan to a City Council committee. The development would be the second phase of Eldridge Townhomes along Butterfield Road. The next 50 townhomes would be on vacant land along Butterfield Road. They would be just west of the current 58 townhomes, completed a couple of years ago. On the other side is an American Legion post. The developer, Aimco, noted it also built 400 apartments at Elm Creek in Elmhurst. Its representatives said the current townhomes have 100 percent occupancy and enjoy customer satisfaction of 4.62 out of 5, which they said was superior in the business. The new townhomes, they said, would be in 11 buildings, a mix of three- and four-bedroom units. The plan is to add 128 new parking spaces, including 100 attached garage spaces. The representatives said they met with neighbors of the proposed project. They said residents were concerned with left turns related to the development. Aimco said the neighbors wanted the second phase to be similar to the first one, which is the plan. In his comments, Alderman Mark Mulliner, who represents the area in question, said traffic related to the development concerned him, particularly left turns. "That's a major problem. I know it's something you've tried to address," Mulliner said, adding the issue has resulted in a number of near crashes. Representatives of the developer said they are working to address the concern. Alderwoman Dannee Polomsky said the project looked like a "lovely" development. Aimco has yet to present an official zoning request. It would first go to the city's Zoning and Planning Commission.
