Hours: Typical working hours will be 9:00 a.m. until 6:00 p.m. with one hour for lunch, a fifteen-minute break in the morning and a fifteen-minute break in the afternoon. Work week is normally Monday through Friday but because of the dynamic responsibilities of managing construction and maintenance on residential apartment units, these hours may be flexible. Some weekend work will be required. Pay is on a bi-weekly pay period. Our Carpenters are responsible for comprehensive onsite project management, updating and repairing residential apartment units and working seamlessly with maintenance staff and management. Successful candidates will possess the highest level of carpentry / framing skills, scheduling aptitude, adherence to budget constraints, and most importantly jobsite safety. RESPONSIBILITIES: Assess project needs, accurately prepare materials list and source items from vendors. Perform comprehensive carpentry as well as general maintenance activities as required. Work independently as required, and coordinate with other trade staff and laborers as needed to achieve goals. Prioritize timely completion of tenant work orders and maintain schedule & budget goals for capital improvements. Ensure jobsite safety, protection and maintenance of company tools, and enforce all jobsite rules. Read and interpret paperwork, including tenant work orders and instructions from management. Bring questions and unusual conditions to the attention of the Property Manager & Owner. Understand code, when city permits are required, ensure compliance. Participate in jobsite inspections with the Owner, Property Manager, local building department, local fire safety, etc. Request help as required, anticipating the need for additional workforce, including additional trade staff, electricians, plumbers, painters, etc. Communicate needs so additional resources can be scheduled in a timely fashion. Order materials; plan for timely material delivery. Use vendor delivery services when possible. Inspect all tools and equipment for proper safety features and ensure unsafe conditions are corrected. Responsible for daily clean up, security of tools, safety of worksite. Miscellaneous other duties as assigned. POSITION REQUIREMENTS: High School Diploma or GED. OSHA 10 certification. Minimum three-five years carpentry experience. Good communication, job coordination and supervisory skills. Comprehensive rough and finish carpentry skills; superior knowledge of construction methods and techniques. Working knowledge of related building trades. Ability to perform physically demanding work on a consistent basis, including lifting. Driver’s license and good driving record, reliable transportation to and from jobsites. MINNIMUM TOOLS REQUIRED: Basic Hand Tools: Hammer, Tape measure, Speed Square, Stapler, Toolbelt Basic Power Tools: Circular saw, Drill, Reciprocating Saw, Nail Gun Specialty Tools to be provided by employer as needed
