small rehearsal / drum room rental in portsmouth?

Pro/Semi-pro drummer seeking a small, secure room/garage/office/whatever to rent. Needs to have electric service, but other than that, it just needs to be lockable. I can add soundproofing if necessary, and/or limit my practice time so as to not disturb anyone. Please let me know if you know of anything!
