Carla Properties, Ltd. is seeking a Lead Maintenance Technician (Maintenance Supervisor) that has experience, knowledge and is eager to help move the team forward!! The ideal candidate is skilled in: *Materials Inventory/Ordering *Leading and Motivating the Team *Manages the Turnover Schedule *Produces & Expects High Quality Work (self & team) *Works with Resident Manager in setting priorities, building a plan, and completes action items Experience in Multifamily Maintenance Lead position is a requirement. CAMT Certification is preferred ($1500 bonus at 90-day with CAMT Certification). If the candidate is not CAMT Certified, must be willing to attend training within 12 months of employment. More About the Position & The Company: The Lead Maintenance Technician provides is accountable for delivering on our commitments to residents. They work closely with the Resident Manager, Assistant Manager and team of Maintenance Technicians to ensure equality move-ins and residential satisfaction. Key responsibilities and duties include: *Prepares market-ready apartments which may include general repairs, painting, cleaning and any necessary duties to provide residents with a quality move-in experience. *Responds to resident requests in a timely manner and with a professional attitude. *Maintains pools and hot tubs, common areas and other amenities to keep clean, operational and safe for resident use. *Uses knowledge of construction and maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting and snow removal (if applicable.) Who we are looking for: *8+ years apartment maintenance or construction experience. *Skills and knowledge in electrical and appliance repair, plumbing repair, drywall, painting, vinyl flooring installation, and general maintenance and construction skills. *Able to lift a minimum of 50 pounds, use basic hand tools, kneel, squat and bend; assist in a two-person lift of household appliances. *Able to read and understand documents such as policy manuals, safety rules and maintenance instructions. *Able to work with resident manager to establish workflow priorities. Able to work well in a team environment. *Ability to comply with emergency cell phone and on-call emergency duties for evenings, weekends and holiday coverage. Ideally live within 15 minutes of the property. *Able to work a Sunday - Thursday schedule. *Compensation package and benefits include a monthly salary, paid medical insurance, optional dental insurance, paid holidays, paid sick time, paid vacation time (eligible after 90 days) and a 401(k) with a 50% company match on the first 6% of contributions.
