Contractor Needed - Partnership Possible - Multi-Million$ Budget

Posting this ad on a slow rainy Sunday... hope this finds you well. I am looking for one or more long-term contractor partners to help grow my business, but first, to complete for immediate sale about 5 or 6 single-family home renovations/additions/tear-down for new duplex etc. located in-town Atlanta (plus one small lake house completion in East Forsyth Port Royale Marina). The reason I'm suddenly selling my amazing portfolio of rental homes (I own all my property debt-free BTW) is that my wife suddenly landed her dream cloud computing data job, and it's a "global" role, so once our kids finish High School in ATL over the next 2-3 years, I will need to follow her to being only in Atlanta maybe at most 4-5 months per year, not enough time IMHO to effectively self-manage a rental portfolio, which I've done just fine the past 10+ years. See where I'm going with this....? Here's the kicker... I have two well-located in-town ATL commercial zoned sites one mile apart that have FAR to accommodate approximately 50+ total 1-Bedroom Apt units across two buildings. Depending on how you wanted to help me build out these apartment projects (under 4 floors for both buildings), we could potentially enjoy some AMAZING "TAX ADVANTAGED" INCOME from these rental units for the rest of our lives, or how ever many years we decided to deal with tenants and maintenance, etc.... BUT BELIEVE ME JUST THE DEPRECIATION MAKES THE INCOME WORTH IT AND THAT'S JUST THE TIP OF THE TAX-SAVINGS ICEBERG. I have been in Real Estate Development/Construction in various capacities for about 20 years, with Master's Degrees in Real Estate Finance, Commercial and Hotel Development from Cornell University and Boston University. Prior to growing my own real estate portfolio full-time the past 10+ years, I worked in luxury hotel development at IHG in Atlanta for the InterContinental brand for about 3 years helping grow new projects throughout the Americas. I also have an Advanced Architectural CAD certificate degree from Lanier Tech to help with soft costs drawing up my own plans as much as possible. I need a partner willing to put skin in the game. I'm tired of being lied to, misrepresented to, and just blatantly ripped off. I have about 1+ million in cash in play right now to invest in my properties to redevelop and sell them. Again, since I have no debt, my sales proceeds following renovations will more than fund my 50+ unit apartment ambitions, particularly, I'm hoping, if I have a partner working with me to keep costs in line and quality TOP notch. I should also say my strong preference will be to work with a contractor who is either married to or has some other family ties to a successful real estate agent. There are numerous "husband-wife" teams out there with talented contractors and agents both making it happen in the field. When I say "skin in the game," one of the easiest ways to achieve this would be someone you care about earning a fat commission when the property you just worked hard to complete sells for a great price, right??? Depending on the size of the sale commission that would go toward your "household interest" I would hope for at-or-near cost for renovation work plus, ideally, some equity participation/return arrangement, namely the apartment projects which would obviously only take place after we got VERY comfortable working with each other completing several prior successful single family projects. I am also open to many other types of arrangements, but know that I've been through hell with some other contractors (before just doing it myself for years with a day-rate crew) and will be protecting myself accordingly.
