We are seeking a full-time Maintenance Technician to join Horizon Management Services, Inc. This position will cover Fortitude in Milwaukee, WI which is 65-unit apartment building. This is a full-time position and benefits eligible. This position will have "on-call" responsibilities for this property. Responsible for maintaining assigned properties in a safe, functional, and attractive condition. Assist in unit turnovers including painting and other types of maintenance, when necessary. Primary Responsibilities of caring for apartment buildings: Corrective Maintenance Satisfy service requests, following company procedure. Assist with apartment make-ready processes. Preventative Maintenance Complete preventive maintenance inspections monthly including: Grounds Building Exterior and Interior Building Equipment Emergency Maintenance on-call for emergency maintenance as assigned Additional Duties Maintain inventory of tools, equipment, and supplies. Establish and maintain good relations with residents, prospective residents, vendors, and co-workers. Schedule outside vendors when services are required. Pick up trash on property to ensure cleanliness and safety of the property. Report all needed repairs to Regional Manager. Assist with other types of maintenance when necessary and assigned by Regional Manager. Maintain confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contracts. Attend/complete all instructional classes assigned by management. Qualifications: Experience: Minimum three (3) years maintenance experience Licenses: A valid driver’s license and current automobile insurance is required. Travel to job sites is required. Reliable transportation. Mileage/time paid for all on-call travel as well as Madison assignments. Knowledge and Skills: Ability to communicate clearly and effectively, verbally, electronically and in writing, with residents, vendors, as well as with company managers and principals, owners, and all other team members. Mechanical aptitude. Ability to work in a safe manner and adhere to Horizon and OSHA requirements. Ability to diagnose and repair electrical, plumbing, and mechanical malfunctions. Ability to perform drywall and carpentry repairs. Working knowledge of HVAC systems and various appliances. Ability to maintain and establish organization with his/her work Basic information technology (IT) knowledge; use computer, cell phone (email, text) Ability to work weekends and evenings for on-call work This is a physically demanding position at times including but not limited to: While performing the duties of this job, the employee is regularly required to sit, stand, bend, climb, lift, push, pull, balance, stoop, kneel, crouch, crawl, reach, handle, write and operate computer and cell phone. Will move/transport and install/take out appliances. Will ascend and descend as well as work atop a ladder. Will diagnose and detect issues with appliances and machinery then fix accordingly. The employee regularly communicates with customers and tenants. The employee is frequently required to move about and reach for items. The employee may occasionally lift and/or move up to 70+ pounds. At times you will be required to move appliances, equipment, products, and furniture. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
