Artist musician looking for space

I am an artist / musician looking for a space to work. My budget is not the greatest. I was in a band where we were all pitching in on the rent for a space which was really the only way I could afford it. I was able to use that space at the time to make my messy art and get loud with my tunes on occasion. Now that my band isn’t together I don’t have a place to do any of it anymore and I’m going a little crazy. So… I thought I would reach my feelers out and see if there was anything that would work within my budget. I’m not looking for anything fancy. In fact the more rundown the space, the better. A garage, a tool shed. All I really need is electricity and four walls. My hope is to make a little art studio/music studio. A water source would be nice, like a little sink. Since I paint and need to clean my brushes on occasion. I’m also hoping it can be fairly private, as I am generally out of practice in the music department and feel pretty self-conscious singing in a scenario where anyone could hear me. Geez, writing this all out makes it feel so hopeless. Ok, I know the stipulations here are a lot to ask, but I thought it better that I should reach out into the ether then do nothing. I hope that makes sense. I’m thinking like a garage or a storage shed. Something private and small, but not too small. If anyone has a line on anything like this I would really appreciate you reaching out. I live in the Buckman district in Portland Oregon, so I’m looking for something in the area.
