General Contractor, Barclay Properties, LLC desires to contract with Subcontractor to perform the work described below on property located at Oakley Dr., SW, Atlanta, GA 30311. 1. Scope of Work: Subcontractor will install missing bathroom floor joists, level all sagging floors throughout the rest of the home by jacking and installing supplemental supports, beams, joists, sisters, etc., frame 6’x 5’ closet, pantry, laundry room, water closet, door headers, build new deck as specified in the design, in this contract and as instructed by the General Contractor, install windows, exterior door, house wrap, lap siding, EPDM Rubber Roof on the Unfinished addition. General. 2. Materials and Tools: General Contractor will supply all building materials. Subcontractor to provide own tools and consumables. 3. Detailed Work Description: 1. Install 5 floor joists in master bathroom 2. Raise/level all sagging floors and install supplemental beams/supports in the bedroom, kitchen, hallways, living room and hall bathroom. 3. Frame new master bedroom closet, pantry, laundry room, shower, water closet, interior doorway openings, and complete framing for drywall installation throughout. 4. Install house wrap, lap siding, EPDM rubber roof covering, drip edge on unfinished new addition 5. Build 8’x20’ exterior deck 4. Payment & Terms: In exchange for the specified work outlined, the GC agrees to pay sub-contractor $4,000; $1,000 after rebuilding master bathroom floors and leveling interior floors, $3,000 after completing remaining work. 5. Time Performance: Work on this contract will begin on Feb. 26, 2022 and completed no later than March 2, 2022.
