Hello! I have been renting private rooms in shared homes and units in both duplexes and fourplexes for private landlords. I have put over 20 tenants into private rooms in the last 12 months alone and I’m looking to expand my portfolio to many more! I’m currently in the process of trying to find some sort of real estate or property management course to help with my credentials but I assure you I have multiple references from multiple private landlords as it stands now for renting their rooms or units. I follow all Washington state requirements for lease paperwork and during the application process and already have all forms and their copies ready for new tenant forms. I typically post the rooms for Facebook, Craigslist, and Nextdoor and typically have people into rooms within 1.5-2 weeks depending on their background check and credit screening. I typically ask for $200 of the move in fees as my compensation for listing the room after I list the posting, find prospective tenants, run background checks, and eventually follow through with the leasing process.
