Sr. Maintenance Technician Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Operate, replace, and repair HVAC Equipment and work with all refrigerants *Must be enrolled in or completed HVAC Certification and EPA Certification • Ability to troubleshoot HVAC systems, refrigeration systems, related controls, motors, etc. • Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, and grounds equipment • Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices • Complete all required safety training on time as assigned by the company • Assist with installation and modification of building equipment and systems • Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, piping, floors and equipment, and paint walls and ceilings • Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities • Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance to ensure curb appeal • Respond immediately to emergency situations and customer concerns • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions - preventative maintenance • Maintain and operate fire and life safety systems such as: Fire alarm systems, fire pumps and related fire protection system equipment • Perform soldering, welding, carpentry, and snow removal when necessary • Comply with all applicable codes, regulations, governmental agency and company directives as related to building operations, and practice safe work habits • Ability to use technology such as: smart phones, tablets, computers, web-based applications, building automation systems, etc. • Complete all required Safety Training as scheduled annually • Comply with the Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours ADDITIONAL RESPONSIBILITIES • Complete work orders at resident’s request or property needs; conduct daily property inspections • Communicate and work with Property Managers of any maintenance items within a property o Communicate with peers to encourage teamwork and effectiveness • Can complete tasks without direction and in an efficient manner and record the time to complete each task in PM software • Take the initiative to learn about new systems in their field (HVAC, Appliances, Electrical, etc.) • Assist PM in scheduling turns, meet vendors for bids and assist with verifying work is done • Mentor Make Ready, Maintenance Tech I and Maintenance Tech II by making themselves available to assist with other projects and give accurate advice in all repairs • Ability to communicate effectively and professionally with all residents and coworkers while working in a team environment SKILLS & EXPERIENCE • Experience with paint sprayer preferred, but not required • Excellent skills in multiple areas preferred: drywall, carpentry, painting, tile work (floor and wall), deck and fence repair, and general repairs/maintenance, electric, plumbing and HVAC o Researching and presenting ways to help the maintenance team be more effective • Can complete tasks without direction and in an efficient manner, and track time in PM software • Must work independently at times and as a member of a team at other times REQUIREMENTS • Must have a valid driver’s license • Must be available 40 hours a week, Monday – Friday and occasional weekends • Must have the ability to be on-call at times and able to respond to maintenance needs after hours • Be Team Player- Always be a team player and encourage/motivate the people around you PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position.
