The Maintenance Supervisor will be working at a 240-unit residential affordable housing community in East Haven Ct. they will also oversee a 38-unit elderly housing complex in Branford, Ct. The Maintenance Supervisor’s role requires effective and careful evaluation in response to a broad range of maintenance needs to assist in the efficient operation of the property and act as a working supervisor. The right candidate will be honest, self-directed, organized, able to multi-task, and who works well with people, both co-workers and residents. Responsibilities include, but are not limited to the following: Electrical Plumbing HVAC Appliance Repair Locks and Keys Basic Carpentry Drywall repair Janitorial, Grounds and Snow Removal Supervise staff Some Key Responsibilities: Effectively handle service requests, correcting the situation within 24 hours when possible. Ensure all make-ready repairs and services are completed correctly and on schedule. Effectively inspect units for repairs (normal wear and tear and tenant negligence) on an Annual basis in accordance with HUD requirements. Participate in the on-call rotation to ensure 24-hour emergency maintenance service and response. Maintain the curb appeal of the community by; picking up the grounds, removing snow and debris, working on the landscaping and common area needs. Inventory control. Skilled in routine apartment maintenance, as well as handling administrative tasks and paperwork related to HUD Housing requirements. Qualifications: Previous experience in plumbing, electrical, HVAC, carpentry, and locks. Current, Valid driver’s license Customer service skills and the ability to develop a rapport with the residents and community staff. Written and verbal communication skills. Basic computer knowledge. Additional Requirements: To be eligible for employment employee must complete and pass a background check and drug screening. Certified Manager of Maintenance certificate required.
