HOURS Monday – Friday, 8:00 – 12:00 (up to 25 hours/week DAILY Inspect grounds and buildings, pick up fallen palm fronds, trash, etc., and look for water leaks around buildings or irrigation system. Inspect Clubhouse and Pool areas; Remedy for Community use, particularly bathrooms. All public areas must have functioning lights; interior and exterior. Check emails and maintenance requests for updates. Maintenance Shed and bathroom must be kept clean and orderly. Keep maintenance calendar showing repairs completed and scheduled follow-ups for Board inspection. Note: A clean clubhouse and pool area are a top priority. Blow sidewalk as needed, wipe/scrub down lounge chairs, garbage buckets and counter. MONDAY AND THURSDAY Trash pickup 9:30 sharp. Check mailbox at Clubhouse. Check Air Conditioning in Clubhouse. Water plants in front of Clubhouse as needed. WEEKLY Vacuum & Inspect Buildings entry and back hallway, including laundry area INTERMITTENT DUTIES Thoroughly disinfect clubhouse and pool area bathrooms, including floors, toilet and filling hand soap (monthly). Wipe and clean lounge chairs and tables (as needed or weekly). Empty clubhouse refrigerator of any items NOT LABELED or out of date, bi-monthly. Semi-annually check under building stairs – throwing out anything not labeled, look carefully. Clean and scrub behind washers and dryers and check hoses and vents, bi-monthly. Power wash sidewalks and parking areas, ongoing. CLUBHOUSE EVENTS BOARD MEETINGS Meetings are generally held monthly. Board or Representative will keep you apprised, or noted in monthly newsletter. Clubhouse should be prepared; orderly tables and chairs, air conditioning, sound system, etc. as needed. SCHEDULED ACTIVITIES Groups that meet weekly, including yoga, cards, etc. will advise you of their needs. CHRISTMAS Assist the group that decorates the clubhouse and sign at Community entrance as requested. TRASH TO TREASURE SALE Assist Group in preparing and clean up after. Committee will advise you of their needs. OTHER Community grounds and buildings should be maintained and presentable at all times. Residents will stop to talk, please be polite, but keep working. If they have requests, remind them to put it in writing to proper channels. Items that need attention or ANY conflicts in fulfilling your duties should immediately be brought to the Boards attention. This list is not all-inclusive; special projects may arise and requested by the Board. This Community attempts to be active and friendly; Maintenance worker is expected to be a self-starter and enhance our Community and its lifestyle.
