F/T - Maintenance Position

The objective of maintenance is to preform quality maintenance in a timely manner. We are seeking a strong assistant who can and will institute and manage resident service requests and work orders; correcting the situation within 48 hours when possible. Assess issues including electrical, plumbing, A/C, and HVAC. Ensure all make-ready repairs and services are completed correctly and on schedule. The periodic performance of preventative maintenance programs. Develop specifications for grounds maintenance, snow removal, and cleaning to be completed by staff and/or outside contractors. Stay current on all applicable building codes and safety standards. Assist the Maintenance Supervisor with daily operations. Requires adequate transportation due to our scattered sites. Delegate staff when supervisor is out or away. Ultimately responsible for aspects of property management that include, but are not limited to the following: · After-hour availability; including nights and weekends on a rotational basis. · Proven knowledge of building codes, laws and regulations. · Must be available to handle on-call emergency services on an as-needed basis. · Must have personal, reliable transportation to get to work in order to respond to on-call emergencies. · Satisfy all reasonable maintenance requests in a timely manner. · Assist in maintaining grounds. · Walk the property and report any liability problems immediately. · Perform any and all duties called upon by supervisors to ensure that the property operates in an efficient and economic manner. · Represent property and Realty & Mortgage Co professionally through dress and behavior. · Assist in directing and managing routine cleaning, maintenance & repair, including: power washing, slurring, stripping, sweeping, and commercial painting. · Conduct regular facility and equipment inspections to ensure completion within three to five days. · Capable of occasionally lifting, pushing, pulling, or transporting 30 pounds or more. · Attend both on-site & off-site training sessions as required. Job Type: Full-Time, Monday-Friday 8am-5pm (CST) Pay: $17.00 per hour
