The Homeless Solutions Maintenance Technician reports to the Property Manager and works with the Housing Department staff to perform inspections, maintenance, and repairs, ensuring that all HSI owned and leased facilities are maintained according to the high standards we uphold in providing housing for our tenants, clients and participants. The Maintenance Technician role is a full time, onsite, non-exempt, hourly position, in the greater Morris County, NJ area. The Promising Solutions Campus Monitor role provides primary oversight of the Ruth Davis Drive facilities/grounds, outside of traditional business hours. This role will work collaboratively with Property Management staff to ensure tenants on the campus have a safe and healthy physical living environment. This component of the role is compensated through rent free housing in a 2 bedroom apartment in Morris County, NJ, subject to the Campus Monitor Housing Agreement. Essential Duties & Responsibilities: Maintenance Technician • Perform general maintenance and repair tasks in a variety of areas and as assigned by the Property Manager and in accordance with all applicable codes and regulations. • Perform regular inspections of equipment and systems, with timely reporting of any abnormalities and hazards • Ensure that the work site and conditions are safe • Assemble, move, and (re)arrange furniture. • Respond to emergency situations and perform necessary repairs. • Use the work order system, making sure that work orders have been written and approved before performing tasks, except in emergency situations. • Recommend repairs or procedures that are beyond the scope of responsibilities, skill, or experience, outlining the work needed and specifications required of an outside contractor. • Ensure that all applicable fire, safety, health, and environmental regulations and laws are observed and exceeded. • Remove snow and ice by shoveling, plowing, and/or sanding walks, driveways, parking areas, and steps as necessary. Essential Duties & Responsibilities: Campus Monitor • Report emergencies and serve as the point person for emergency responders (fire/police) and act as onsite point of contact. Report operational and safety issues to the Property Manager. Check grounds regularly for issues that may jeopardize safety (ie property damage, loitering, parking, dumpster usage) and identify and report potential security concerns. • Maintain a professional relationship with campus tenants. Assist tenants with lock outs that occur outside of normal business hours. • Receive and address on campus emergency calls after normal business hours. • Communicate property and facility concerns to Property Manager effectively and in a timely manner. • Post appropriate property management notices as required. • Assist campus inspectors, volunteers or other interested parties as directed by management. General Duties & Responsibilities: • Report immediately any damage or vandalism to facilities, or theft of equipment. • Make recommendations for improvement in the effectiveness and efficiency of the maintenance operations. • Notify and assist the administration and appropriate emergency personnel with any emergency situations. • Protect confidentiality of records and information gained as part of exercising professional duties. • Demonstrate a positive attitude and an effective work ethic. • Participate in appropriate in-service and workshop programs and attend any staff or organizational meetings, as requested. • Display ethical and professional behavior in working with peers, and outside agencies associated with the HSI. • Perform other duties and responsibilities that are within the scope of employment, as assigned by supervisor. • Exhibit strong personal accountability for awareness of and adherence to company standards, policies, procedures, and processes in all aspects of employment with HSI. Requirements • Experience in maintenance, facilities, or field with related skills. • High school diploma or equivalent preferred • Ability to commute to work sites. • A valid NJ license and a clean driving record. • Satisfactory results of regular periodic background checks. • Demonstrate a general knowledge, experience, and proficiency in several areas of maintenance (e.g., plumbing, painting, carpentry, masonry/concrete/tile, window glazing, electrical, mechanical, HVAC and boiler systems, roof repair, plastering/spackling, field/playground maintenance, and furniture repair). • Use computers and/or electronic equipment to fulfill job functions, including internal systems and Microsoft Office programs. Learning opportunities will be provided. • Exhibit a personality that demonstrates interpersonal skills to relate well staff, guests, and the community. • Ability to follow detailed written or verbal instructions. • Regular and predictable onsite attendance is an essential function of this role. • Able and willing to meet availability requirements for emergency coverage. • Have the abilities and knowledge to use hand and power tools. • Physical requirements of this role include clarity of vision at close and long range, ability to lift and carry up to 50 pounds of materials unassisted, and mobility to allow for access to all company facilities including those with multiple flights of stairs, or those under construction. Ability to perform physical tasks required to successfully complete the tasks as noted in the job description unassisted. Additional Information Full time permanent staff of Homeless Solutions are eligible to enroll in fully paid medical, dental and life insurance coverage plans in accordance with HSI policies. In addition, all staff are eligible immediately upon hiring to participate in a 401k retirement savings plan, including up to a 6% company paid match. Hourly pay range for the Maintenance Technician role starts at $18/hr and is commensurate with experience. Campus Monitor role is compensated through rent free housing as detailed in the Campus Monitor Housing Agreement. Location Description Campus of multiple housing units, managed in partnership with Family Promise. Tenancy and property is managed through the Housing Development Department at Homeless Solutions.
