Harbor Management is looking to hire a “Professional Real Estate Property Maintenance Technician” with supervisory experience for our properties in Bangor, Maine. This person will be responsible for the “overall condition of property” including but not limited to, plumbing, electrical, HVAC, building systems, interior finishes, and general cleaning. Job Requirements: Minimum High School Education, clean background check, pass drug test, positive attitude, Self-Starter, 3-5 years’ experience in Residential Property Maintenance, working knowledge of Electrical, Plumbing, Carpentry, HVAC and Building systems. Scheduling experience, Fluent in Microsoft Word and Excel, experience with maintenance supplies and equipment budgeting. Small Project oversite, Supervisory Experience, Availability for On-Call duties. I. BASIC FUNCTION A. Maintains physical condition of entire property. B. Assists on-site manager in performing his or her duties. C. Tasked with overseeing rehab & construction projects for the property / Assist with preparing Capital Needs Assessments and budgeting D. Oversees/Trains New Maintenance Staff Members II. RELATIONSHIPS A. Reports to On-Site Manager, Senior Manager and Director of Facilities. B. Maintains relationships with other staff members. C. Maintains relationships with suppliers, vendors, and professionals servicing the company or property. III. RESPONSIBILITIES The activities listed below are not necessarily all inclusive. However, they are indicative of the type of activities normally performed by the Maintenance Technician. A. Duties: 1. Prioritizes and performs work orders. 2. In conjunction with On-site Manager, establishes daily work schedules. 3. Oversees and performs all aspects of property maintenance including grounds, unit make readies, custodial and snow removal. 4. Follows up on work assignments for efficient, thorough completion. 5. Maintains record of types and frequency or service requests received. 6. Enters/Clears work orders on system. 7. Oversees other maintenance/janitorial staff employees 8. Participates in emergency maintenance on-call rotation. 9. Obtains thorough knowledge of power, water, and gas turnoffs, cleanout traps, fire extinguishers and fire hydrants. 10. Maintains inventory of equipment, tools, and supplies. 11. Makes daily inspections of the entire property and schedules and performs/oversees repairs to any damaged interior or exterior common areas including policing of litter. 12. Makes management-approved purchases of supplies, equipment, and services. 13. Notifies management of maintenance problems and recommended solutions. 14. Assists in preparation of all maintenance-related records. 15. Meets with on-site manager daily to report on status of all scheduled work. 16. Assists in move-in and move-out procedures and oversees/performs make ready work including maintenance repairs, painting, cleaning, and move-in prep. 17. Makes recommendations for contract services and supervises contract maintenance workers. 18. Establishes preventive maintenance schedule. 19. Maintains updated preventive maintenance information (e.g., location of extra parts for appliances, equipment serial numbers, service telephone numbers. 20. Knows current condition of all vacant apartments. 21. Keeps workshop or utility room clean, orderly, and safe. 22. Follow all company procedures and presenting an appearance appropriate to the image of the property. 23. All other duties as assigned. Harbor Management is an Equal Opportunity Employer.
