Established Property Management company in Pierce County in search of an experienced Maintenance Technician! The Maintenance Technician will be responsible for the day-to-day maintenance operations and physical upkeep of the properties, and for ensuring that every property is compliant with company standards. Responsibilities and Objectives: • Work with team members to ensure that work orders and unit turn standards are met. • Review and track progress of service requests. Identify and quickly resolve maintenance issues. • Respond to maintenance related issues in a timely manner while maintaining a professional demeanor. • Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, grounds, etc. • Perform general carpentry duties. • Perform various proactive preventative maintenance tasks. • Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident’s satisfaction. • Regular inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement. • Oversee and assist with management of property emergencies, snow and other inclement weather emergencies, fires, floods, etc. • Promptly communicate with property manager concerning all maintenance issues at each property. • Be available for emergency on-call/after-hours maintenance emergencies, and promptly address issues as needed. • Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns. • Solicit vendors as necessary and monitor projects through completion. • Other duties as assigned by leadership team. Education, Experience and Skills Required: • High school diploma or equivalent is required. • At least three years of experience in the maintenance industry or directly related field. • Possess general maintenance, electrical, plumbing, and carpentry skills. • Ability to read, write and understand English. • Excellent customer service and interpersonal skills with the ability to relate to others. • Strong organizational and time-management skills. • Ability to multi-task effectively with minimal supervision. • Ability to cope with and defuse situations involving angry or difficult residents. • Must maintain a valid driver’s license, clean driving record and current auto insurance. • Required to maintain a full-time schedule which may require working weekends, evenings and holidays as needed. • Will be required to be on-call during non-business hours.
