DUNEDIN, FL — There will be a public hearing next week to discuss how Dunedin should best handle growth and development south of downtown. This comes after Dunedin City Commission approved the Zoning in Progress (ZIP) Doctrine to limit development in the neighborhood located south of downtown until a character overlay district is developed and implemented. The area south of downtown primarily consists of single-family homes, some historic. According to a South Dunedin Zoning Strategies study, some homeowners worry that future residential development could affect the look of the area. Past input from residents have included that: New construction should maintain neighborhood characterAny size home should fit in with neighborhood characterNew homes shouldn't overpower existing homes in size and heightHistorical preservation overlay needed There will be a meeting with stakeholders and the public Tuesday from 5:30-7 p.m. in the ballroom at the Hale Senior Activity Center to gain feedback and ideas on creating an overlay district to help maintain the integrity of the area as it continues to grow.
